Comments (25)House is facing east? I see you are using the shaded side for a patio with chairs and table. I would preserve that, along with a straight shot from the exterior stairs to the front door. In keeping with the cubed home design, I would do any cuts to remove concrete along practical grid lines. At the same time, I would look at ways to add some elevated features to interrupt the flat parking lot look of the front. Consider adding low seating walls around a succession of large overlapping square or rectangular raised beds, and/or a lily pond? Consider changing out the fence for something less institutional -- even a lower chain link fence would seem more welcoming. Budget constraints will dictate how far you can go with it, but you have a different kind of blank slate, and a terrific chance to be creative with it. Comments (6)You have gotten quotes that include all new duct work. It is difficult to comment on whether the duct work part of the quote is fair or not. Is this a single or two story house? Is the furnace being installed in the attic with flexible duct work? Anything about the installation that is unusual or difficult? Did the contractor do a load calculation? This is a calculation done by entering information about the house into software which calculates how much heating and cooling your house requires for your climate. I suspect he did not do this since the furnaces seem bigger than they need to be. If you want a good contractor find one who will do a load calculation. The summer design temperature for Indianapolis is 88 degrees, and you like your indoor temperature at 78 degrees. I think buying an AC rated at 20 or 23 SEER is overkill. You will never see a return on your investment. A SEER rating of 15-17 is fine and cost effective. I also think a 90K BTU furnace is over sized. The 70K BTU furnace should be fine. The load calculation needs to be done to confirm this. Don't spend money on electronic air cleaners. A 4 inch media filter is fine. If you are making the house tighter, then you should not need a humidifier. This can always be added later if you feel the house is too dry. Get more quotes, ask a lot of questions, and take good notes. Comments (9)If restoration is the goal then you should try to keep the existing materials. Repair the cement panels if possible. Is the 2nd floor siding in bad shape or is it just the paint? You don't provide any closeup but I don't see warped or cupped boards. Sanding off old paint and repainting would IMO be preferable to changing the siding orientation from vertical to horizontal. I'm answering your question in hopes of bumping it back to the top of the questions. Comments (147)@Indecisiveness there will be windows lower in the bedrooms on each wing . We have one side that will open to a courtyard. so this won’t be in any comparison to a basement- that’s for sure. im Sure that was a fun experience! Basement living And a father who did it all himself. That was my life too (minus the basement). My dad would buy and sale quite a lot and we lived in many unfinished homes . He loves those fixer uppers and living in them until they sold. 😂 @Mark Bischak i do understand the garage statement . But having it away from the home gave us more space inside and more light. Would be open to any suggestions for sure. @ourfarmhouse- yes this home has very tall ceilings . Always wanted a two story feel in a one story home. The living room will have metal beams and lined with a light colored wood. The fire place will have a whole wall of rough white brick . @ourfarmhouse at the front of your renderimags- to the left of the orange door. What would this be? Kind of curious. I have already printed them out and wasn’t sure. as for the garage. It just wouldn’t fit pulled into the house now that we’ve added a mud room . so you like that flat roof wirh breeze way.
