Their current lay out block traffic flow. I would much rather go with a love seat and a few comfy chairs. How many in your family. That is how many seats you need. The rest is over kill and does anyone actually FILL a huge sectional or do three people use it? I am just not a fan. As for the TV placement, most want a visual of both the fireplace and the TV so your plan seems to be a decent option. The built in would be worth looking at...It is ironic how often the MOSTLY unused fireplaces everyone desires really messes with furniture arranging. Your new floors are to die for. This gray fad confuses me. Gray is cold,like stainless. Your kitchen and flooring are so warm and rich looking. Half your new space is painted warm the other cool... Which colors will you embrace?

I also thought of using the wall that Karen used, but it throws the room off quite a bit. The fireplace wall is still the worst place for the TV, due to glare, not to mention aesthetics. Perhaps you could move the dining table into the kitchen (replacing the kitchen table), and then put the TV in the dining room. I personally do not like eating in the kitchen, but there is a dining table of sorts already there, and if the TV is more important than dining, the the dining room could be sacrificed. I also agree that the room is beautiful as it is and think that the TV should be placed somewhere outside this room, which is why I suggested the dining room. Another alternative, since you are remodeling, would be to close off the fireplace opening so that it is merely a stone wall, and then it would not seem like the fireplace has to be a focal point. You would have to be able to find matching stones, however. If you want to keep the fireplace, it pretty much needs to be the focal point of the room.

Here is a picture of our room as we have it laid out. You can see the large ottoman that we use. It is great for toys, blankets, pillows and just about anything. Below you will also see the 3D rendition of your formal dining room converted to a TV room. Also, this is suggested because having a formal dining area so disjointed from the kitchen area often means that it is seldom used. I know because we used to have a formal dining room like that. We used it maybe 2 or 3 times a year. Once we converted the room it is now used everyday. Converting the front room is the surprise. So here goes: Here is the copy of the 3D floor plan copied from your blueprint. In this you will see that the currant family room has been converted to an open and easily accessible gathering place and the formal dining area is spiffed up for both everyday use, gettogethers, and holidays. More 3D pictures below: You will find the following in the layouts below: Three 51 inch love seats. I would stick with the 51 inch love seat because it keeps the room open and easier to move in and out of. If you get larger ones it starts to make the room feel smaller and is harder to move in and around. Two couch side tables Two floor lamps One ottoman with reversible trays that when turned over become seat cushions and have storage beneath them. One basket with extra pillows and blankets or can be used for toys, games and so on. One entry table with one table lamp on it. This table can be used for additional storage in the drawer. There is a box underneath for additional storage. One large wall mirror to add more reflective light and become a faux window on that wall. The dining area speaks for itself. One nice large framed picture over the fireplace. Please know that the style and colors are not in anyway suggestions it is just for furniture placement and suggestions only. Thank you for your responses! The pictures make the room appear bigger than it is so at most I could fit is a sofa and two chairs. I do not see me getting rid of the TV armoire unit. It is a very expensive Habersham piece. Unless someone wants to give me $$$ for it😬. There is a lot of display area/shelves and they are adjustable. I love the idea of changing the mantle out even though I like it, but definitly needs to be lowered. There is NO wall space except the wall that unit is on. The arched pass thru next to the FP is a bar cabinet and on the kitchen sode has wine rack and more liquor cabinets. That countertop has to go as I jave never liked that.
