I just wonder what it'd look like with my bright white trim. rose, I'd love if lowes or someone here would offer making us a template, but I asked. They said they'd only do that if THEY were installing. I even offered to pay them to come double check measurements, and they said nope. I did find a local company yesterday. They claim the starting price for their laminate WITH install is $8.50. Goes up to $9 something, depending on the edge. And just $6.50, if I wanted them to just slap some new laminate on my existing counter tops. I actually talked to two smaller companys, both were about the same. Sooo..we'll see what kind of estimate I get. Both are coming out next wk. I just know I don't want to pay the $1400 for laminate that Lowes priced us at. And I know painting the cabs may be a turn off for some. But, I can't live with them any more. I really can't, lol. I've consulted my realtor, as well. She knows the area, the neighborhood, the block, my house AND my cabs, lol. And she says go for it. She thinks if I can pull it off, it'll only help set ourselves apart from the rest of cookie cutter land :)

I'm not looking to make money, but something needs to be done to protect consumers from a lot of stress and aggravation when they are looking to enjoy their new home. Ryland Homes response to my BBB complaint made me say: "I take that to mean that Ryland Homes believes that what happened to my wife and I was "normal", and that all homebuyers should expect that 100 plus problems can happen during their first year warranty!" To answer your question: "Does this mean there was not a full blown, multi-hour thorough inspection by a certified inspector hired by the OP?", that is correct. I could not have put off COE anyway, unless I wanted to spend a lot of money on motels and storage fees. Many people are caught in that same dilema, and the builders know it. The initial "Punch List" was about 60 problems, and the rest were discovered as we lived in the house. Many new home buyers, IMO, are caught between a "rock and a hard place" when it comes to a decision of putting off COE until all known(at the time) problems are fixed. Finally, the real point of the post is what I asked to begin with = "Was it OK for Ryland Homes to fix 100 + things wrong with my new home over a stressful year that wasted a lot of my time?" I'm curious how the professionals here feel about the tract home building industry's attitude about sometimes delivering "Cleaner Upper' & 'Fixer Upper" new homes at COE? I personally don't think it is good for the building industry, Realtors (I used to be one), lenders, escrow agents, or anyone associated with the buying and selling of homes. The bottom line is that the more new home buyers, especially Baby Boomers, are afraid to buy a new tract home (at any price), the more they'll stay put where they are, or buy a resale home. In both cases, the overall buying and selling activity could be reduced. Customer service standards for tract home builders need to be raised like the National Association of Home Builders is trying to do with its "NHQ Certified Builder Program" (See Link Below). I defer the advice of others, above, who are very well versed in ADA guidelines and requirements. I saw just a few issues, though, that will clarify some concerns. In the guest bath, the door should swing the opposite way so that access into the room will not block the toilet area. (In case of an emergency.). Also....I suggest that you have a kitchen designer look at your kitchen. I would want a sink facing a window. Rather than in the island. Instead of two windows segmented by the range, I would have one or more windows facing front with the sink facing out. The range could be centered along the long run of cabinets. I am not at all sure of clearances around the island for appliances. And....your living space actually looks rather narrow, especially with the angled fireplace. (Angled fireplaces make for difficult furniture arrangement. Do you really need a double tray ceiling? And...I suggest some sort of private retreat space. For you. Or your parents. Perhaps the entire right side of the home will be “theirs?” But consider that. You will need alone time.
