Need help 'staging' a house to sell
Comments (15)So sorry for your loss! Having had my real estate license for 6 years now I can tell you the best thing to do is your research! I currently am in software development and not real estate (real estate here has hit hard times!) However, Like another poster said, you can change the aesthetics of any house, but location is everything! And like darrah, take a look at some of the online listings at real estate sites and see how the house compares, also you might want to look at your county's tax appraisal, and you can also look up ( in my area) other property's tax appraisal info as well. Our county has a site online! Of course county appraisals don't give you a very accurate amount, but you can see how much the property tax is, and if the appraisals in that area are more than your current home! Some realtors will also let you look at past sales in your area, so you can get some accurate ideas of pricing for both your house and your grandmothers, if all else fails, get an appraisal so you know where you stand, and any prospective buyers will have the added benefit as well. I am also in the same boat as Haley_Coment and live in my boyfriend's childhood home. We have been totally remodeling it for over a year now, and although hard work, the appreciation is endless! We often have his family dropping by to see our progress and always have great comments! I guess it's weird to see myself at this age (30) living in a colonial style house twice as big as my parents with no mortage, and no kids besides my fur ones, but the best part is the small things, seeing my boyfriend's name carved very small in one of the columns on the front porch (he did it when he was 4!), or his name written in marker INSIDE the stone fireplace. Comments (8)Jane. I'd be obviously very upset, as you are. The reason I've decided to sell the house I was renting out was when I came to look at it in several years, and saw it so sad, dirty, and unkempt. Things were broken, things were gone. It looked like hell.. Since the house was overseas, I realized I don't really have much control over it. I can not do better thing for my house than just to sell it, hopefully to someone who'll love it and take care of it as did I and the previous owner before me. and so I did. So even seeing my place sad and dirty and not loved drove me to a big financial decision that I, otherwise, might not have taken. But the moment we sell our house-we try to do the best decision, and than that's it, it's not ours anymore. Who knows maybe these people who bought from you went through stuff in their lives, got sick, divorced..or maybe everything is much simpler and they are very lovely people who just can't be good in their style or can't attend to the house properly. I've met plenty of people like that. They're kind and smart, but they are extremely absent-minded or disorganized or just like things, decor-wise, that no one else seems to like..and not in a good way:) Now the decision to go with buyers that seem passionate about the house can backfire too:) Our last seller was extremely attached to her home. She chose us between the other bids because we looked like we love the house(and we did, to the point it was very hard to conceal, lol) Now we're remodeling, investing, adding, beautifying- and we're still not in the poor house which was gutted and tweaked and whatnot. There are debris from the build in the backyard, the port-a-potty in the front, and the garden is not as lush anymore because sometimes the water has to be off.. Sometimes I imagine the seller driving past the house sometimes, and sadly thinking "I'd better sell my place to somebody who didn't care THAT much about my place, but they would just move there immediately despite everything, and go on blissfully with their lives, leaving my poor little house well alone"..:) You can never know in advance. Lets hope your former house will be bought by people who'll restore it to its previous glory. I totally realize I didn't say one useful word about staging, in my long rant:) But I reacted to what seemed really important to me..how our homes affect us, even when they are-technically-not ours anymore.....See Morestaging a home....flooring question
Comments (6)It all depends on whether or not you are going for 'turn key' updates or if you are willing to lose several tens of thousands just because the floors are worn. I said 'worn'. Not 'out dated'. Please post photos of what you have. The HOUSE'S character will dictate finishes. If all the finishes are out of the 1920's, then keep the gold colour. If everything is SUPER DARK Colonial wood colours with bright white walls, then you might want to honour the rest of the home. First photos. Then we give impressions of what to do. The thing you want to be aware of: your area is expensive for labour. It should cost MORE than $6/sf to redo floors in a high-end water based finish, with stain in Boston. I would be surprised if it can be done for less than $7/sf. My calculations indicate the square footage of the wood floors should be 1,150sf - 1,300sf. Is that correct? In essence, Pirate Ship earns money from the difference between official commercial shipping rates and the unofficial, lower rate it negotiates with its partners.
