Our such great ideas guys! Stacey your work is amazing. It's easy to see you have a lot of experience with this type of thing in addition to being very creative! You had so many great ideas I wish you had numbered them so I could tell you which ones I liked :) I do love the one with the closet access from the bedroom. That is such a neat idea. The one that you came up with in the last post and the one that is almost exactly what Cori described really sounds like a grand option. It opens up the space so much and like everyone is saying, a beautiful bathroom space is probably more valuable sq. footage than an office. I do prefer having the WC in it's own room. It really makes the bathroom seem much more clean and tidy, in addition to making the closet in the bathroom seem more welcoming. Maybe we can do a little pocket door into the closet to provide some space. To answer some questions, the vertical wall on the left goes to the interior of the house, as do all walls except for the wall wear the window is. I agree if the closet was slightly soffetted it could allow for high shelving. We could keep a few items that our out of season there and it could potentially look as if it was done like that on purpose. I really like the third picture you posted too. It is a really nice layout with a nice size closet and a semi-private WC. But the last one is definitely the most attractive! I will certainly have to think on that one and let you know! The question about cost depends on several factors. Is the bathroom on the first or second floor? Whats below it?? Of course where you are makes a difference as well. We added a master bath last year. It was on the second floor, over a office below and there was no plumbing there at all. The plumber had to bring the entire stack up from the basement and then put in toilet, tub, shower and sink and put the vent up through the attic to the roof. The cost was about $5000- which I thought was reasonable. This was just the cost of labor- valves and fixtures were extra. We also had to pay a carpenter to box in the pipes in the room below and repaint of course!!! (One thing always leads to another) We are in the Boston area. You already have plumbing in the area, as well as an air stack through the roof. Remember too that depending on the size and circumstance of your space raising up the floor might make replumbing much less expensive than either putting it into the floor- or under the floor as we did. Sorry I'm so late getting back to you. I think that oddly sized fixtures can be off-putting. Many home buyers are looking for an "ideal" and they can't see past that. If the tub is well made and the bath is located where it's most needed a shorter size tub might not be a problem. If the bath will be used by children then its size is less important, but children grow into teenagers. acm voiced a concern I had about the location of this bath to nearby bedrooms. My mistake in calling it water-resistant drywall. It looks like drywall but it's better referred to as tile backer board. It's most often 1/2 inch thick but I have seen a Hardie brand backer that was only 1/4" thick and came in 3 x 5 ft. sections. HERE is a link to more info on these. There are several types with differing properties. On toilet location, I don't think "obstruction refers to the nearest wall or fixture. I think it refers to something directly in front of the toilet. Looking at your floor plan an angled toilet would not have anything in front of it. There might be room between the toilet and the vanity for a waste basket.

Pocket door for sure, is this the only bathroom in the house? I would never have a bathroom with 2 access points so if the only bathroom I would close off the bedroom access and live with the fact there is no ensuite . If this is an ensuite close off the hall entry .Then your layout looks fine. Good lighting is the next thing to address and I like lots of good lighting in a bathroom that includes over head pots and a couple of over the mirror Halogen 150 watt or the equivilant LED fixtures the pots on one switch the over the mirrors on another.This is one of my favorite fixtures for above mirror it is called Oxygen halogen is very afforadable and I think Lowes carries it in the US.I like your idea of the dark floor and shower floor just remember the shower tile needs to be smaller than the floor tile so make sure the tile you choose comes in the 2 sizes.I love the inspiration pic.
