As generalization, rates will rise if the Fed believes inflation is a larger concern than recession. Rates are lowered by the Fed as one possible means of stimulating the economy. Rates are tightened by the Fed as one possible means of reigning in the economy & balancing supply/demand. The Fed operates independant of the Oval Office. "So I could look at this year as a grand opportunity to "move up" while sales are tanking and buyers get desperate." Buyers are not desperate. Some sellers, in some markets, are feeling pressure. Whether 2008 is a "grand opportunity", or not, is a cr*p shot. Prices are still falling. If you're comfortable knowing that any property you purchase in 2008 may continuing dropping in value for a couple years before stabilizing...it doesn't matter...purchase what works for your situation. "The worry here is - how low can it go?" As a bank work-out officer during the late 1980s & early 1990s real estate crash, I saw hundreds (there were thousands nationwide) of condos originally priced around $150,000 sell for $10,000-$20,000. You couldn't give away a condo conversion. It took 10-12 years for these condos to regain their original sales price in value. How far will condo prices fall in this cycle? We won't know until they start to rise again. Those who purchased a 2 bed/2 ba condo in a good location for $15,000 in 1991 & held saw fantastic returns...but they had to wait ten years for them. You're in CA, right? IMO, there's more air to come out of the balloon. You are at the epicenter of the subprime debacle as insult to injury. Inventory levels exceed demand. With those market conditions, I don't feel you're under any immediate pressure to make a decision. Watch, wait, be patient, learn your market, watch the inventory numbers...and toss the dice. Over the long haul, real estate prices will recover & climb again. IMO, that's 8-10 years away though. If you're looking for a property to hold for a lesser amount of time...I'd wait until prices bottom & start to rise again. Rather than holding a property through the dregs, I'd buy when I see clear evidence of stabilization & that prices are again rising. Which seems odd, there is a Polish club here and we've gone to events with friends - a Polish dinner annually that has some wonderful tastes but its heavy, heavy food (or seems that way to me). Comments (3)I have given up on registering for the Hugo Awards this year. I'm assuming there is some kind of intermittent firewall that is not allowing registration. Maybe I am wrong, but several attempts have left me in a state of failure. I will resume my voting nest year, but meanwhile, here is my assemement from a note I posted elsewhere: Some of you may know that I have been reading science fiction since childhood and began voting in the Hugo Awards in recent years. This year I was unable to register to vote despite several attempts. There seem to be technical issues. In any case, I cannot seem to keep my opinions to myself, so I thought I'd share my opinions of the Best Novel category here. Please note these are personal opinions only, a reflection of how I would have voted if the registration had worked. In my opinion, this is not a strong year. There are a couple of books I quite liked, a couple I enjoyed but did not get excited about, and a couple I could not even finish. I prefer years when there are books of dazzling excellence. Unfortunately I did not find this to be one of them. Even the two I liked best, definitely well worth reading, were not my favorite works by those particular authors. (Still enjoyable though.) Here are the nominees, and my comments: The Daughter of Doctor Moreau, by Silvia Moreno-Garcia - This is much admired author. I have not been able to get through any of her books. A kind of turgid gothic version of SF, and it simply does not work for me. YMMV The Kaiju Preservation Society, by John Scalzi - I like this guy. He reminds me of the better qualities of Heinlein, updated, and without the weirdness that crept into Heinlein's later work. Had I been able to vote, this was one of the two I might have chosen. (Since I did not get to choose, I never made the final choice.) Legends & Lattes, by Travis Baldree - This book got a lot of attention. I read it, and it was fun. Not wonderful, but genuinely fun. Nona the Ninth, by Tamsyn Muir (Tordotcom) - I have never been able to finish one of Muir's books. They remind me of Gormanghast. I hated Gormenghast. Nettle & Bone, by T. Kingfisher - I love T. Kingfisher. I even like her when she writes genres I don't normally read. This is the other novel I might have voted for had I been able to successfullly register. The Spare Man, by Mary Robinette Kowal - Along with Baldree's book, this fell into my readable but not remarkable category. Glad I read it, not award-worthy. A Nick and Nora knockoff. Comments (29)I don't think I've forgotten in more than a years worth of first days of a new month. I'm not entirely sure its working but if it's doing anything at all, the alternative wouldn't be acceptable. It wasn't one of our better years. DH doesn't participate. I don't press. We made a drive to Costco, handful of other stores of edibles and really bought groceries today. We didn't stop to eat any place, now if only I wasn't too tired to cook any of the things we brought home ;) I did buy some Italian style soup at Costco. That and some focaccia bread from Trader Joe's along with a bowl of berries will be dinner. I'm with those who are glad to see January behind us. It's dark, chilly, wet and dreary to me. In fact, if it were possible to make 9 month years omitting Nov, Dec, Jan - I would do that. If I could hibernate it would be OK, but I can't and am not a winter person for most of my adult life. I pretend a lot hoping people don't notice. I may be good at the ruse, I know my sister doesn't have a clue how I feel and I just can't drag on her excitement over the holidays or her joy in them....See More
