Comments (5)Consider your sight line from the foyer. At this point you're seeing the foot of the stairs and possibly the fireplace beyond. Things that are aligned perfectly make the house feel "right". I'm ambivalent about the two fireplace locations -- they look pretty equal to me. I'd consider furniture placement and let that be the deciding factor. Note that you have a massive amount of untapped storage space lurking under the switchback staircase. You could have a short storage area accessed from the hallway -- it would be great for holiday storage. So many plastic boxes could be wedged into that space. I think I'd orient the pantry's door towards the hallway so it'd be a more direct line from the back door -- also so it wouldn't block the half bath door. This pantry isn't ideal. You'll have no place to set your grocery bags as you organize your purchases, and it's not IN the kitchen. I think the whole pantry-mudroom-half bath area could use some rearranging, but I can't see the best option. The problem with the mudroom is that it's possible to by-pass it. You want kids to be forced to walk through it (on a mat) so that the mud stays in that area. It's not JUST clutter control. I agree with you in that the stovetop is in the worst possible position -- it's almost in the great room! The issue here is the doorway. Obviously you want a doorway close to the garage entrance, but it's forcing you to break up the cabinets into an untenable arrangement. I think the answer might be an L with a peninsula between the kitchen and the breakfast nook . . . and then the current island would move down and touch the wall. It'd form a rectangular kitchen with two doorways. LOTS of cabinets though, which isn't always a plus. How big is your shower? I note that you've allotted more space to the toilet closet than to the shower, which seems off. I'd like to see a doorway (or at least a pass-through) between the laundry room and the master closet. So many steps could be saved. Upstairs only one bedroom is marked, but I'm assuming that's a second bedroom in the forward space? If I'm reading this correctly, this forward space has lots of sloped walls, and I'm not clear on how much floor space it actually has. I wonder if it'd be better to have two bedrooms to the back and keep this forward space as shared, common area. I'd remove the wall between the vanity and the toilet/tub. The current trend towards overly compartmentalized bathroom results in too-small spaces. Better to have a spacious bathroom. Two girls can share one bathroom without this division -- mine do. Keep it coming :) My designer will do 2 revisions before she starts charging an additional fee so I would like to have as much feedback as I can before I go back to her with my requests. My husband and I have been married 14 years and have two little girls 6 & 4 (and considering a third....). We have moved 8 times in the last 14 years and we are finally to the point in our lives/careers, etc where this is where we want to live "forever" (or till it's time to downsize). We live in southern TN (about 5 minutes to GA) and the house is located in a subdivision where the back yard over looks golf course. As part of the subdivions requirements we must have side entry garage and due to the fact we are on a basement lot the garage does push out in the front a lot farther than I really prefer... the idea for a side entry is a very good point. I will definetly try and find kitchen forum and post there. I will say the kitchen is not exactly what I wanted. I told the designer the kitchen was the most important room in the house and that I wanted a large center island, plenty of cabinets, and direct access to dining room (I don't want the super formal dining room that's hard to access from kitchen) I really want to use my dining room... I will want a more casual 8 person table in there... Here are some of my concerns with floor plan and want to know if anyone has suggestions on how to 'fix" 1. The coat closet seems very akwardly placed across from master bedroom door. It also seems to make the hallway extra wide and makes wasted space that could be dedicated to family room (which does seem small to me since we will need to walk around all the furniture especially with stairs location). 2. Study closet. I don't like the location and the double doors take so much wall room. I actually don't know if we even need a closet in this room... 3. Mudroom seems a little narrow and long. 4. Possibly flip flopping main bath on second floor. Right now you can see the doorways to bath/closets from the living room/stairs and I didn't know if a wall would be better for privacy issues. Then taking the second bath from the far right bedroom and moving it to the closet area of the far left bedroom. Comments (47)I just noticed I've posted under two separate logins. Sorry about the confusion but you probably already figured that out! I've done a few more in the Ikea planner based on Clueless's ideas but with the 28" LG you like. Are you definitely doing Ikea? I don't think a full door fridge will work near that wall with its big doors unless it's scooted way over at the loss of counter prep space by the range. A french door counter depth would alleviate some of the location issues, but reduces counter space by 6". I'm assuming you won't have the budget to do the structural work since you are limiting yourself to 30K all inclusive. And it sounds like you have lots on the to do list. Glitter ceilings?!?! That would be #1 for me! Of course, more window space would be fantastic but may not be realistic. If it is doable, all the better. Good lighting and a space design that works for you can still make this tiny kitchen very functional. I've left cabinets off the sink wall but if you feel you need more storage you could do something like Bettyglo did. How do you feel about lack of symmetry and sinks not under the window. I did this with the 24"Domsjo with trash/recycle under. This wall can be configured with a 24" or 36"w fridge and/or bigger sink. That is, if you can give up symmetry for better work space. Your architect friend can help you determine whether this plan fits your lot and your family and what changes can be made to make it ideal. Your builder can help you determine whether you can afford it. Before you buy plans, have your builder do a rough estimate what this house will cost to build. As we say in Colorado, "you're a bit out over your skis" before you have that information.
