Here is the second floor...

I think the family room seems small compared to the size of the house.

Will you have a second driveway? Whenever I see a plan like this (with a large garage sticking out the front, and not accessible from the front (or side where the doors are) I wonder how guests or people in extra cars (not in the garage) will get to/find the front door? (I think I'd also want a "man door" entrance from that side of the house--maybe into the laundry room? Or, find a spot in the garage door wall for a man door).

I would move the fridge to the pantry wall (and recess it a bit into the pantry space).
This should keep people out of your cooking area.

The WC in the master bath needs a pocket door or an outswing door for safety.

I'd probably also figure out how to get a second sink in your kitchen... on the L run for prep. The major prep area of a kitchen is between the sink and the stovetop. (also, take your kitchen design to the kitchen forum for comment. They are brilliant.)

And, I have no idea what a keeping room is (I see them on here a lot, but we just don't have them in our area.) But, I think with the combination of the keeping, family, and study, you probably have enough space. It also looks like you will have a basement for teen hangout space.

Would you like to share anything about your family (how many, ages, way you live) for us to help you further? For example, what climate? You don't have a foyer closet for guest coats. Is that needed/desired in your climate?

I like it! Flows very well and the dual laundry rooms are a smart choice. However I agree with kirkhall on some of the suggestions.

Is the family room 2 story? Not sure since it says 'attic' above it, but there is also a railing which makes me think it's open to the 2nd floor. If it's open, then anyone in the left side BR has to walk along the 'cat walk' past the open spaces above the FR and the foyer to get to/from the restroom. Youngsters probably wouldn't care at all, but a teenager (esp. a girl) probably wouldn't like that. (I wouldn't either.)

Will you have 2 kids with twin beds in the middle BR on the 2nd floor, or will that be for one child / one bed? If for one bed, I'd move the door all the way to the right. I think this will give you better options for furniture placement, especially if you'll have a full sized bed in there.

Looks like you'll have nicely sized rooms and closets on the 2nd floor.

I like that there's space for a nicely sized mudroom and laundry and a nice big pantry. I agree with moving the refrigerator to keep people out of the work zone. I recommend posting the first floor layout on the kitchens forum to get some great feedback. Be sure to include aisle sizes and wall measurements.

Definitely agree with having a door somewhere on the right side of the first floor so kids can get to the mudroom without traipsing through your pretty house.

Thanks so much for the feedback so far. Keep it coming :) My designer will do 2 revisions before she starts charging an additional fee so I would like to have as much feedback as I can before I go back to her with my requests.

My husband and I have been married 14 years and have two little girls 6 & 4 (and considering a third....). We have moved 8 times in the last 14 years and we are finally to the point in our lives/careers, etc where this is where we want to live "forever" (or till it's time to downsize). We live in southern TN (about 5 minutes to GA) and the house is located in a subdivision where the back yard over looks golf course. As part of the subdivions requirements we must have side entry garage and due to the fact we are on a basement lot the garage does push out in the front a lot farther than I really prefer... the idea for a side entry is a very good point.

I will definetly try and find kitchen forum and post there. I will say the kitchen is not exactly what I wanted. I told the designer the kitchen was the most important room in the house and that I wanted a large center island, plenty of cabinets, and direct access to dining room (I don't want the super formal dining room that's hard to access from kitchen) I really want to use my dining room... I will want a more casual 8 person table in there...

Here are some of my concerns with floor plan and want to know if anyone has suggestions on how to 'fix"

1. The coat closet seems very akwardly placed across from master bedroom door. It also seems to make the hallway extra wide and makes wasted space that could be dedicated to family room (which does seem small to me since we will need to walk around all the furniture especially with stairs location).

2. Study closet. I don't like the location and the double doors take so much wall room. I actually don't know if we even need a closet in this room...

3. Mudroom seems a little narrow and long.

4. Possibly flip flopping main bath on second floor. Right now you can see the doorways to bath/closets from the living room/stairs and I didn't know if a wall would be better for privacy issues. Then taking the second bath from the far right bedroom and moving it to the closet area of the far left bedroom. I know that will mess up our roofline so I know the designer is going to be unhappy with that one...

My first impression and suggestions:
1) remove coat closet by study and bring the entrance to master bedroom out into that little cove.
2) remove the closet in the study (or it counts as a bedroom) and give that space to master area. use pocket doors for study?
3) I would personally get rid of the extra bedroom next to garage and use that space for a laundry, and extend the kitchen out to where the laundry is. You have a small kitchen for the size of home you have.
4) that mud room will never be adequate, i know for a fact you need a huge room, to allow for kids/pets, and STUFF
5) I would keep a bathroom by the garage, but make sure you have a hall or entrace to it from outside. kids get dirty, and coming into a kitchen or other room is a no-go!
6) figure out the layout for your dining room using the furniture you have or want. make sure there is a walkway around the table when the chairs are pulled out. i would either bump that whole little china cabinet out , or get rid of it. make your dining room larger if you want to have family all in there. seriously...
7) unless your hubby has the same amount of clothing you do, make his closet a bit smaller.
8) unless your hubby is a very neat person, opt for two separate 4' vanities... I love that we have two. he keeps his stuff there, and I have mine all to myself, well, besides the kids :)

for the 2nd floor, that layout just bugs me. I have 5 bedrooms all upstairs, and except for maybe putting a 3rd full bath for two of the kids' bedrooms - I love it! Do you need a 2nd master? if you have 2 or more kids, thats not going to really work.

I don't think your kitchen is too small...
What I'd do with your study (the closet is there now to count it as a bedroom, actually).

I'd move the closets to the foyer wall. Then access them from (both) sides.

Also, I'd not worry about your china hutch area of your dining room. I'd straighten that out and add that area to your mudroom space.

I really think this is a very functional layout so far--just a few tweaks. I like the guest suite on the main level. You probably DO have too many bedrooms for a 4 person household, but that just really depends on the area you are building in. You want to be comparable.

I also don't think your mudroom is too small with that large main floor laundry area. The space between those 2 is definitely adequate.

We really do want a second bedroom on main level for potential nursery for a third child or for future if we need to have a parent need to stay with us, etc...

We most likely will remove the far right third bedroom on second floor and convert to a playroom area (and leave it unfinished for now along with the laundry room area). I think at this point with our budget, we will only do 2 bedrooms and 2 bathrooms upstairs.

I plan on emailing my designer tonight with all my suggestions. Hopefully I will have a second draft soon for a second round.

I'm sorry, but the garage is atrocious. It needs to be recessed from the front plane of the home, not be the most prominent feature of the home.

3 places to eat. (island, breakfast, and dining) 3 places to gather and socialize (living, family, keeping, as well as a "study") and a master bedroom area that is about 1/4 of the downstairs space. There is a lot of "fat" in all of that that you will be paying for, but getting very little use out of.

Take a critical look at how your family actually lives on an everyday basis. Then reorganize the space to reflect that. If you are casual people, then eliminating the formal dining room and one of the living areas probably makes more sense. If you are a formal family, then less casual family space but better connections to the formal space may make more sense.
