Kitchen Island help - is clearance too small?
Comments (31)This is my personal opinion - I think it would be awful - its likely to feel way more cramped than your existing layout. The dishwasher, range and refrigerator doors can hit each other. In your drawing, you show the proper depth for a counterdepth ref, but ranges are 27" - 28" deep and their doors generally need to stay in front of the cabinet line - you ain't countersinking it into the island - it would void your warranty right there - aside from driving a blding inspector insane. So - you know that 30" aisle - it goes down to about 22" right in front of the ref and range. Do you know how far out a cabinet drawer comes these days? 21-23" depending the mfg - not including the handles. Do you know how big a tall tub dishwasher door is? 28" How far a range door sticks out? From 16" to 21" from the already extended depth. How much front clearance does the freezer door/drawer need? How the heck will you get the ref or range into place? Or take them out for service or replacement. Plus, now you have the chance to knock pots off the range if you make even a small mistake on the other side of the island. Plus, plus YOU END UP WITH LESS PREP SPACE because you moved the ref and the range. Personally, I would put the sink/ref/dish storage/micro on one side wall and the range on the other. I would shorten and narrow the existing island (maybe 30 x 51 finished counter) to allow for better clearances, but also better access from one side to the other. I would think about pushing it all the way over to the window (more like an ungrounded peninsula)....See MoreHelp!!! Impossible Island Design! Need to Order Cabinets Monday
Comments (276)Thank you for the kind comments. It was a labor of love. Especially the sink (refinished two times before it was done right) The cabinet color is Ellen Kennon Mushroom except on the island we darkened the mushroom like 30% or something. I forgot the exact mix but it was whatever Ellen recommended. . The wall color is Ben Moore Roman Column trim color is Ben Moore Cloud White The cabinets are Conestoga ordered through Jim Barton at Cabinet Joint The marble is Calacutta gold polished The faucets are Rohl and I LOVE them The windows are Anderson Eagle We custom made the vent hood on site. Lots of friction with the hubby on that one. Another labor of love! The painter had the idea to add the gold accent to the vent hood. It's kind of crazy but I think it's fun and pulls everything together. The range is vintage O'Keffe and Merit and the stamped steel sink is vintage as well. Our house is a little bungalow so it's just one open room. Here are a few more angles including the living room...See MoreLayout help and island seating clearances
Comments (12)Thanks for the comment on seating height. Maybe it is really remodeling for retirement, which is still 8-10 years off, vs a full on aging in place never leave plan. I don't want to have to move because of something we could have planned for. I want to be smart - one level living, wider doors, curb less shower but am not sure I'll let it dictate things that we wouldn't have to move over (when I have a strong opinion on how I want it that conflicts). We have been through it all with our own parents so I'm fully aware - my parents had to move due to stairs and no way to live on one level in their house - and both our mothers ended up in wheelchairs and assisted living my Mom is not basically bed bound and cannot even feed himself -- my Dad is a healthy 89 and says the counter stools are fine for him (preferred not bar height but could still do it). If things got bad for both of us we would likely go to a care facility (have long term care insurance). But one healthy and one well but in a wheelchair or both a bit stiff and limited and not wanting to go up the stairs anymore - then I'd want to stay. OK with not sitting at the island if cannot (bathroom is my next focus where the debate is open space under the vanity or not - I don't love the look but that isn't as hard to change later as the shower - grab bars I'll do now as they might prevent a fall and I don't mind them vs block for them an add later our architect suggested). For now I prefer counter height for view (not having higher island to have to look over) and a better perch for people talking to me while I cook. We have the dinning table a few feet away where someone in a wheelchair could sit so not a move forcing issue. Could even be lowered later if planned for right....See Moreclearance reduction strategy for Verona 36" dual fuel w island trim
Comments (8)Thank for your comments. I don't like the look of the tall backguard, it does not go with my design. I know, sad. Jan, I believe at this point customer support is not helpful here nor will they assume liability for any changes; these require engineering. I have already studied their manual, so has my plumber. It is up to us to construct the appropriate clearance reduction method if we don't want to use the high backguard. I have also consulted with the appropriate "authorities" (mechanical code and local building inspectors) and understand that my change CAN BE a safe option, but one most people do not know is necessary. AJ Madison is selling these ranges and telling folks that the island trim is safe with tile as the only "non combustible material." The 24" bases were only mentioned as simple way to modify the cabinet design to account for the increased depth of the distance from the edge of the stove to the wall. And yes it will mean that the bases will stick out farther than the uppers. As for "never having a problem", that is fantastic and probably typical, but it only takes one time. The building inspector says sometimes when they open up the walls behind a range, they actually see that over the years with the high BTU ranges installed without proper clearance, they will see heat damage to studs and to the drywall behind the tile upon demo. Repeated damage means that it takes less heat in the future to ignite those degraded materials. Fred S kinda got to that point in this thread: https://www.houzz.com/discussions/3578695/install-tile-or-range-hood-first I want the design that I envisioned, but I want my home to be safe, to myself, my dog, and my future buyers. Since I am in control of this ship (sorta kinda), I can get it done correctly with a little help from you folks. Thanks again. all the best for taking the time - andrea...See MoreRHM
