Help me finish the powder room - I need tile help.
Comments (3)I love the godmorgan sink for their clever plumbing moving the ptrap to the back so that you can have drawers. I got one but my plumber threw up all over it for the cheap quality of the plastic in the plumbing. He did agree about the design and is building ours with the ptrap in the back so that we can do drawers using better quality stock parts. Mirrors.. I would suggest picking this first as this will drive much tile you need. Have you looked at IKEA mirrors. They are a good price point. Also home goods etc.. Faucet.. Online prices are much better.. Do you like the look of the faucet in the picture? I went with a simple version from a good quality brand for my regular bathrooms with a single lever. For powder room, I also wanted it to be fun and did wall mounted in antique copper....See MoreNeed help picking a small powder room paint color
Comments (49)Hi all! Thanks for all of your suggestions. The laundry chute is non functional as the previous owners inadvertently blocked part of the opening in the basement when they had it finished. I'm thinking about skipping the shelves and putting a towel bar and then some artwork hanging on the wall above it. @boxerpal The color is SW Grape Mist. I really like how it turned out!...See MoreFinally want to redo a DRAB dining room to perk it up !!! HELP
Comments (59)YES! You want to do the top blue...get on that asap. We'll all look around for ridiculously low priced chandeliers so that you have some funny money for extra goodies... As usual, I adore chinoiserie, so I would do that kind of fabric for the seats... Someone posted drapes that I thought were SO fabulous...I'll see if I can find them. ETA: it was these..https://www.overstock.com/Home-Garden/Exclusive-Fabrics-Mecca-Printed-Cotton-Single-Curtain-Panel/8285937/product.html?refccid=FGOEJLVFQFSINKKKWWFWGKXSAE&searchidx=29 However, they may be too full for the window closest to the door. If you have an Ikea near you, they have very nice drapes (I would do white) that you can add a trim to? And they would be well within your budget......See MoreUpdate kitchen or rip out powder room and create open floor plan?
Comments (21)For the intended use in the foreseeable future, I would not spend that amount of money - plus deal with the aggravation - in order to open up the kitchen. At a certain point - especially if you have been renting it, there would probably need to be major remodeling of the kitchen anyway just from use. Since it is a townhome presumably there are equivalent homes with the same layout which would provide insight into whether it is something that other people have done in the development. Obviously people are different but I personally wouldn't care whether there was an open kitchen plan in a BnB type of short rental. I would be more concerned with location and cleanliness and comfort of beds and also whether there was a great shower. Interesting about how property is assessed. I am also in an area in which taxes are based on initial purchase price with very modest increases permitted. Theoretically remodeling triggers an assessment when permits are pulled. However, when I read the regulations, it appears that most home "improvements" aren't cause for an increased assessment since "replacements" don't cause an increase. If you "add" something like an additional bathroom or square footage it would theoretically cause an increase. There is a gray area in which *theoretically* the quality of the replacements is considered but that is really unworkable in practice since anytime someone replaces the kitchen cabinets (for example), the *quality* is going to be better presumably especially in an older residence....See Morejlj48
