The contract now looking back was for a kitchen and half bathroom. I emailed him 7/21 after speaking with his plumber about doing a full bathroom. I told him exactly what I wanted tile, shower, spray foam, 3d photos of the entire project. 4 days later I get an estimate from him about some changes including the plumber/electrical cost associated with the full bathroom. I assumed we were all set. It is kitchen/bathroom/mudroom. I know I spoke to him multiple times and walked through the layout prior to him starting. He tends to not listen and I find mistakes later of things he omitted after we talked. He says he had no idea about a farmers sink cut out (which he destroyed my cabinet), stacked cabs, and a wood hood vent. All included in that email prior to his second estimate in 3d photos. It looks just like my kitchen now. The permits have not been closed as I am ordering more items from omega cab to fix his mistakes. Which I was going to take the cost on, but not now. I paid him the entire initial estimate. I knew I owed him for a door, which still he has not included.....but not $14k. So I still have basically everything after the first estimate withheld. I am fine paying the plumber and even the electrician who did subpar work.

He left TBD for a back door and a basement door depending on what I picked out. He told me the price after. The communication was there, so I’ll give him whatever that is. He is claiming that he never knew about a full shower bathroom, different things to my cabinets outside the basic cabinets you install, would hood vents, fans, tile. I sent him an email asking him to factor in all of this to his estimate. He responded four days later with a new estimate from his plumber and electrician in a few items of his. I assumed it was all covered based on the email I sent him. I have been writing checks to plumber and electrician directly, but he gives me the estimate. Also, he signed a waiver of lien lol this was a result of an insurance claim. My house flooded.

The electrician installed high voltage under cab lights in my stacked cabinents. Huge boxes. I had him fix it and install different lights. He is saying I didn’t specify what I wanted, so he did high voltage lights. I have no proof that I specified otherwise other than my word. With the contractor I have proof of what I wanted in an email. So I feel like I’m forced to pay electrician, despite me having to buy stuff to fix my cabinents.

A 100K project should really have more in writing than an email and assumptions. What’s in writing rules. And he can put a lien on your house.

He can’t because he signed a waiver of lein. Lack of writing in his quote is all on him. However, on my end I included everything that I wanted in writing. Prior to his last quote. I have four quotes and his is by far the most detailed which is one of the reasons I went with him.

A release of lien from the subs is not the same as a release of lien for the primary. And vice versa.

Sophie-he signed a waiver of lean on my house once I went over a certain amount. I had a flood so the mortgage company required it. I feel I owe him something, but he should have informed me that he was missing my expectations at the very least months ago. I sent him an email w/ 3d drawings on my expectations in July. It is January and he know just tells me. A few thousand sure, but 14k is a lot of money.

Did not agree by an hour either. He gave me a contract for things, but like most Contractors around here it was very vague. Which is fine. I just expect them to bring things up to me sooner than seven months later. I assumed we are on the same page and apparently we were not. However I did my part by keeping him informed and asking him for updates on the contract.

Pick the highest number you can stand and write a check for it. Tell him to come get it, sign all lien waivers, or you'll see him in court. He'll come, believe me.

That’s what the plan is. I’m not paying for anything that has to do with install of a cab. It’s in the contract....because I had a wood hood or a farmers sink who cares. He butchered the farmers sink anyway. Then I’m taking off for every dime I had to spend to fix his errors. If he just sent me a bill for $2-3000 I would have paid and dealt with it. Now I’m annoyed he has no shame in his work and has no problem charging me for doing his errors.
