Comments (4)What's that thing to the right of the door to the screened-in porch? And why do you have what appears to be two islands (one at the edge of the kitchen, one parallel to it with three seats)? And why is there what appears to be an exterior door that opens into the laundry room?? Since everything is movable... for one thing, you've got plumbing all over the place. You will need separate plumbing stacks and vents for each set of plumbing if you leave it like this. If you can make all the plumbing be close together, then it can share stacks, which will slash your budget by thousands of bucks. Here's an example: put the sink and DW over where the range is currently shown, and then put the washing machine/laundry sink on the other side of that same wall (this would obviously mean eliminating or relocating that exterior door into the laundry room). Voila, now you've got the kitchen and laundry room plumbing all in the same place--you only need one plumbing stack for that! You just saved a ton of money and time. You could even consider scooting the powder room up to be on that same plumbing stack, which would of course require moving the entrance that currently goes from the kitchen area into the laundry room and office... but that's actually a bonus: not only do you get plumbing for THREE different rooms on a single stack (which saves A LOT of money and time), you also fix the biggest problem this kitchen has, which is too many passageways cutting through it and chopping it up. (I mean, do you REALLY need to be able to go DIRECTLY from the kitchen into the laundry room/office?? Isn't it more important to have a good, functional kitchen?) Basically... this kitchen needs its own room! It needs to NOT be chopped up or shrunk by doorways and traffic patterns. Also, is this drawn to scale? If so, this must be the only house I've ever seen where the laundry room is as big as if not bigger than the kitchen! I don't really understand why you would want to dedicate so much of your home to laundry--if you had a family of ten, sure, but in that case you would also want a much bigger kitchen... And I have the same question about the pantry: why so humongous, and also, I don't see any windows on it. Won't it look weird from the outside, that much windowless space? Comments (33)Laughable! I'm so glad to hear your thoughts:) . Especially about the fridge drop zone since I've never had a french door unit. Regarding your concerns which are the exact same as mine! 1. I don't know, which is one reason why we put the two 18" W x 15" D pantry cabs next to the fridge and another 18" w x 24" D by the wall ovens. Even with those I think I will need more for bulk things and less frequently used items but I'm still keen on your idea about two closets that I could build on the back Morning Room wall. It would require a hike around the peninsula, but hopefully that would be not often and still much closer than the trip I make to the basement now. Plus - it's pretty! 2. I pushed my current island to where the peninsula would be last week. I actually did it out of frustration of not being able to find a good layout! DH and I were shocked that we really like how it opens up the area in front of the basement door. It also had the unexpected benefit of making the kitchen feel bigger. Those two things coupled with the fact that I get better storage, better appliances, better prep space and better light in the kitchen are helping me to deal with the fact that I don't like how far the table is around the horn. But, I have figured out that it's actually easy to push food and dishes across the counter towards the table. Then you don't actually have to walk around carrying things. And vice versa for clean-up. Most meals it's just me and the 3 kids so we can do those on the peninsula. Comments (6)Do you have a 2-D aerial view of the plan? It's hard to give advice just from the renderings because space is distorted. But this is a really disfunctional kitchen plan. -The corner where the pantry used to be looks funky because of that cabinet that abruptly ends. -The prep sink on the island will only be useful if it is on the fridge side of the island. But that doesn't work if you will have stools there. The stools should be on the other side, but there might not be room. -The trash compactor should be in the prep space, not the cleaning space (unless you will also have a regular trash in the prep zone? Comments (13)Thanks for all the great comments and help. I really appreciate it. I agree with your comments about the furniture being too big. I asked the salesperson about this specifically with the sofa just squeezing in on the one wall and he said it needs to be that big to balance the fireplace. I guess I shouldn't have listened! I only have the option to return/exchange the chair and a half. Because the sofa came earlier, the window on it has passed. Susan - I've moved the sofa over to the long wall. Misecretary, I tried taking pictures from outside the room, but I couldn't get a good angle, so I shot a (very poor) video instead. It shows the reversed sofa/chair and a half placement. In this arrangement, the tv would be mounted on the wall beside it.
