Comments (6)We're in the North Bay (SF Bay Area), so I am incredibly disappointed that the much touted TWP is not an option. Do you do a wet-on-wet application of the Penofin? Ideally I'd love the finish to last a couple of years. Any way to keep the ipe looking great for that long?? I've since moved from the ipe posts to a black powder-coated aluminum, by Feeney (Design Rail). I was surprised by how pricey they are (isn't everything?), but I think it will be a clean, contemporary look. I was a little afraid that the wooden posts would render a bit more of a rustic feel than I ideally was hoping for. And, yes, we'll be doing an ipe cap. My neighbors stairs ARE protected from the sun. However, our deck is pretty much in full sun...alternating with full fog. So, Penofin... What color do you recommend? And, do you put it on immediately after installation or do you let the deck "weather" a bit? And other prep work after installation before staining?? Comments (9)It's a pretty good guess - could be more depending on the steel fabrication costs. My builder just put in some stainless cables and paid $8K just for the hardware. Working with steel his more expensive and required to get the open feel you are looking for. Labor is high due to the demand in commercial building for welders, etc. Expect it to continue to rise....See Morestairs with hand rail or no hand rail
Comments (34)The post I mentioned would not be at the bottom tread so the design of a continuous handrail would have to bypass the post to get to a newel at the bottom tread and there would need to be a guard at the new opening whether it be solid, balusters, etc. At first glance it seems a potentially messy solution. Perhaps the handrail could be at the other side and the guard could terminate at the post. The bottom tread should have had returns at each side. Comments (48)I understand that OP needs it to be cheap until closing because this is a lender requirement (not unusual) and if it is fixed before closing, it becomes a fixture and stays with the property even if the buyer doesn't close. CONSIDER: A solution to this would be a rehab type loan rather than the typical purchase loan. Benefit to the buyer is they don't need to resort to expensive hard money type loan as mentioned up thread. Also it gives the buyer the TIME to figure out a permanent solution. The buyer can close right away on a rehab loan. The disadvantage to a rehab loan is that the interest rate is slightly higher than your typical purchase mortgage.
