Dining Room Reno: Carpet or Hardwood?

I have a back-split house, where the front hall and living room are one level, and the dining room & kitchen are about 5 steps up. The dining room is open to the living room, with a railing between the two levels.


We installed hardwood in the living room level 3 years ago, and it's time to update the dining area (it's currently ugly, worn, green carpeting). Our dilemma is, hardwood or carpet?

We like the feeling of carpeting underfoot, and the house has a cozy atmosphere, so we're wondering if all hardwood would look a little odd/cold.


Anyone have thoughts? Is hardwood the better choice re-sale wise, or does it depend on the type of carpet pile? Thanks!
