There are probably other layouts for this space, but here is one with 36 x 96 sofas and a 9x12 rug.

Thanks for the idea. This is a nice idea and we originally were going after this, but then we thought about the approach to give them more of the divided feeling, this way the sofas can face the TVs, with two small chairs. For the fireplace side, we were thinking of a small table or ottoman and some normal sized chairs. Like this image.

Your room is only 18 feet long. That is not a lot of space for two different seating areas IMO. Have you considered placing the TV beside the FP like this pic (or similar):

I guess I'm overestimating the space, because furniture measurements so far says they will fit - even if I split the room in half.

I don't like the look of the TV on the side of the fireplace in any of those pictures, plus that would mean covering the window somewhat and it would have my symmetrical OCD on high-alert! Hah!

By the way, what program helped with the layout drawing?

If you split the room in half you only have 9 ft for a seating arrangement (half of 18 ft). That is too tight. In Bev's design it works because there is actually only one seating arrangement where you can see either the TV as a focal point or the FP. Tape off your 9 ft in the room and fit the furniture you have there (do it with tape if you don't have the pieces yet) - you will see it is very small. JMO.

This is exactly what the Wife is wanting to do as well. OK! I think we have enough advice to move forward with.

I have the same problem....long living room with fireplace at one end and TV at the other.....with the windows and doors I have, I have to practically ignore the fireplace. Gr-r. I like Beverlys drawing for your room.

Yes, it is nice. The problem is that with seating that way, it's pretty tough to actually watch TV unless you're sitting in the chairs. Currently we have sofas that are sideways to the TV and it does tweak the neck a bit - so we don't want to do that in the new place.

I am just hoping I can do the split. I just really wanted to have a way to make the fireplace end it's own feature and the TV end it's own feature - sectioned off. Even if that means giving up more than half of the fireplace side. It doesn't need to be that much room.

I'll let everyone know how it goes. I'll update the thread and add some pictures, whatever the results!

Coming back to this... We're closed and moved in! Furniture comes in today. We actually may have to change plans all together - we snagged a fantastic deal on the furniture (several pieces) that we couldn't turn away. Will let you all know what we did and and post pics once done!

I think that your idea to divide the room is a very good solution. It's a very traditional use of large rooms (like yours) in a lot of British manor houses and stately homes where 18 feet rooms and larger look odd and don't function as well with only one focal point. i see that you prefer symmetry rather than put the tv next to the fireplace - I agree. The room is big enough to create a small sitting area/vignette in front of the fireplace with a couple of nice armchairs for reading or one on one visits. It doesn't have to be divided equally; a larger seating area for watching tv. would work very well and be more functional for larger groups. With the back of the couch/sectional towards the fire, it might be nice to add a sofa table as the divider of the two spaces with something pretty on it, like a plant or flowers, instead of having to see the back of a couch. Alternately you could put the couches back to back with a sofa table dividing them and put the two armchairs in the tv grouping. Sorry i'm chiming in late on this, good luck.

You summarized my exact thoughts and the approach we were going after. Since being here, we learned that the size of the living room is certainly tough or even odd and won't function well, by not utilizing all of it's available space. We'd just have more space to fill with decor - but maybe too much. As for symmetry, I only mentioned it to describe how we can split the room - the amount of space we have on each side, but the side by the fireplace with the arm chairs does not need 9ft.

Again, we're going to try it all this week and see how it looks!

Forgot to mention, you may want to download a program like sweethome 3d. It's a free room planner which allows you to do a virtual walk around the room to get a feeling of how it will works - beats lugging heavy furniture into various arrangements.

But symmetrically it does flow better. In the previous setup, we had the leather chair where the oversized chair was and it didn't fit well, so we swapped them and that looked better.

In this setup, it flows well, but we lose space and seats.

Visually, it looks much better. You don't want one side of room to be heavy with furniture.You lost 1 chair, can it be placed by the TV? I am hoping the pros will eventually post. I am sure they will be more helpful.

The brown wingchair looks crowded out. It makes the FP area look cluttered. Do you need that much seating? What about removing one or the other of the two chairs.

@hoovb zone 9 sunset 23 - which setup is your comment aimed at? My guess is the last one, with both the oversized chair and leather chair by the fireplace?

Even though we see it as a nice cozy setup - I can see the "clutter" in it.

Following...I'm puzzled about best solution too, so would like to see the solution that evolves. Is the furniture bigger than what Beverly showed in her sketch? I'm not sure why it's having so much trouble fitting. I do see the ottoman is an extra piece that doesn't seem to be helping with the overcrowded feel. Maybe if you could post rough sketch of your space with locations of doors, windows, etc. and your current furniture dimensions, we can come up with some space planning ideas without your having to move furniture so much. Also, space will feel somewhat empty until you bring in rug, lamps, coffee table, maybe side-table, tv console, art, etc. So don't worry about that too much yet. First need to get functional arrangement with furniture, the rest will come.

So, the room isn't totally 18x15 :-) The only part the is 18' is the small space where the fireplace isn't. The fireplace takes about 2' or so, making that side about 16' and that's why Beverly's drawing doesn't seem to line up as closely to what we ended up with.

Agreed on the openess and filing it in. I'm actually ok with the @aunt_chelle's idea, but not removing the oversized chair and ottoman. We like it a lot :)

But still open to ideas - not that we have that many to choose from!

HI there, looks like you've been having fun trying all these different positions. I'ts always a challenge when you're not designing from scratch and trying to fit existing furniture. I like the image where the two couches are together forming an L (the 3 seater in front of the window and the 2 seater in front of the wall. I would go with this and put the two chairs next to each other on the interior wall with a table between the two. Put a large rug down to cover the design in the centre of the tile -this small thing can throw off the balance. I think like others have said you will have to consolidate the tv and fireplace on one wall, the TV could go above the fireplace - i prefer a mirror tv so that it's not like a big black box when not in use and a mirror above the fire is a nice classic touch. don't feel like the couches have to line the walls, bring them in a bit if you feel the room looks empty. Ok. I'm putting my thinking cap on and will let you know if I have any ideas. I like a good puzzle. :-) My first impression is that there's one piece of furniture too many. How many people do you need seating for on a regular basis? Could you use the loveseat in another room? I will work with your requirements.

Do you need that much seating? I would center the sofa on the window. Remove the love seat and place the two chairs across from the sofa. Add a couple of ottomans under the tv or in front of fireplace to use as extra seating when necessary. Once you add in end tables, lamps, etc. it won't feel empty.

1) I don't see centering the couch on the windows, because those are actually sliders -- having it offset means you can still use them

2) I don't see why the setup can't work with the TV on the wall across from the windows -- you just need to pull the furniture off the far wall. either put a couple of chairs flanking the TV, so they're good for conversation but not for TV viewing, or put two chairs at the far end flanking a bookcase, so they can be pulled into play for large gatherings but otherwise act as a separate area, behind the loveseat.

that is, you want your main arrangement to be an L of seating encompassing the TV and fireplace, and then decide what to do with the other chairs, rather than building your two chairs into the starting arrangement such that they push the whole circle too large to be useful. For sure, one of them can be in that corner between fireplace and TV. otherwise, you're going to be stuck with the sideways couch for you so that your wife can have the armchair and ottoman facing straight on. I don't think it's worth building the whole arrangement around that...

Living with things and seeing if it works for you is a good approach. And things may continue to evolve as you add more things. :-)

I like this arrangement; the only thing I would try is turning the chairs so they are angled toward the fireplace. A variation on your split room idea? The couches facing each other with a coffee table between them, are one conversation area, then the chairs, perhaps with the ottoman, become a second one. They can be turned back when you need a larger grouping, of course.

What about switching the sofa and loveseat? Would the sofa block the door opening too much? Looks like the loveseat next to the ottoman would not block the walkway to the slider as much.

What about swapping the chairs then? It might bee the fish eye effect on the pics, but the ottoman looks jammed up against the sofa to my eye.

Ok! As promised - updated pics! So it's taken very long because we had a very very hard time finding the right TV console. We finally settled on something we found here on Houzz and we love it!

Now we can go on and complete the rest of the living room - finally!!!!!!! Yay!!!

This is the still the old TV. New one is in the box and when I get some time, I'll me mounting to the wall, along with the sound bar. None of this will be on the TV console.

I think it has a nice balance, and the most important thing is that it's working for you! Now that you've got the furniture laid out, will you be adding a rug or window treatments?
