Comments (17)Thanks, bpathome. I will definitely ask that the step be eliminated. You're right, it doesn't really help anyone enter or exit the tub. A grab bar is more important. The gas fireplace under the piano window would vent out the back with no chimney (no deck behind it either -- just concrete). We'll get a contemporary linear shape -- echoing the look of the window above. The loft has always been frustrating. The light it lets in is really the only good thing about it. Our neighbour with the same floor plan uses hers as a play area for grandchildren. The builder suggested making it an office. I see it as just another TV-watching space, maybe with a pullout sofa for guests (family) who don't mind the lack of privacy once in a while. I'm glad you like the electric fireplace! Most people I talk with are very snobby about gas vs. electric ... electric equalling fakey-fake and useless. Technically, it COULD be gas up there, but I think making it movable (or removable) is wiser in this case. It's that darn loft again ... what will it be when it grows up? Comments (26)Everyone seems to be commenting on the kitchen /breakfast room. How about this sketch as an improvement? It flip-flops the kitchen and breakfast room, which seems like a radical idea, but I think it works. Benefits: - You still have space for a window over the sink and could even have another kitchen window on the short side of the "L". - The stove could sit on the short leg of the "L" and could vent directly to the outside. - The wall dividing the kitchen /family room is gone, but the island still provides a visual barrier. The rooms are much more open to one another. - The breakfast room is spacious and could have multiple windows (sunroom-ish), and although I didn't draw it that way, it could still be a banquette. - The pathway that's liable to be a bottleneck is now to the breakfast room instead of the kitchen, and that's likely to be less of a problem than a bottleneck into the kitchen. People go into the breakfast room and sit down -- they don't pass through multiple times like they do in a kitchen. - Your husband can still have the penninsula. It's just relocated to the back wall of the kitchen, overlooking the breakfast room instead of a walkway. - You still have roughly the same amount of base cabinets, though the configuration is different. You will, however, lose some upper cabinets because this kitchen is much more open than the G-shaped kitchen you have in your plan....See MoreNeed Help/Ideas to put my TV on in my living room. Comments (8)oops, Denita, no pics. here are a few from the Houzz store, just for brainstorming. there are lots of consoles that combine housing for the cable box et al with lots of extra cupboard space, so you should have plenty of options. Ikea makes a lot of great pieces in this particular category too, so you could look there. You could maybe even go superlong to take as much advantage of that wall as possible, especially if you go with white or something else that blends into the background a bit....See MoreWhere to put the TV in the living room?
Comments (8)I would think carefully about a large U sectional. You might want to find the exact dimensions of one you are considering and mark it out on your floor. I'm guessing it will block the view out your french doors and be too close to them. If you want layout help you should post a floor plan with dimensions, showing all the openings, door, windows, etc. How do you want to use the room? How many people?
