advice replacing exterior doors

(I'm in SoCal. My house was built around 1976.)

I want to replace my front door and the side door entrance to our garage. For expediency, I paid to have Home Depot come out and measure our doors and give us a quote. I've read in a few forums that Home Depot doesn't necessarily offer the best price for installation and can push special order doors. So, I'm hoping to get some advice to sort out whether or not I'm getting a hard sell or reasonable feedback.

According to them, my front door measurements require a door that is 37.5" W x 81" H with a jamb size 5 1/4". My garage side door measurements require a door that is 31.5" W x 81" H with a jamb size 5 1/4". (Note: they did NOT remove the molding to take measurements of the rough openings. The height measurement given here seems based on measuring from floor to top of existing trim.) It will cost roughly $500 per door for the installation.

They are telling me that I must order custom doors. When I pressed, the rep said it was largely because of the jamb size because most of their in stock doors would have jamb sizes that are too small, which would cost extra to build out (about $125) so a custom door might cost less. He relented somewhat to say that possibly the garage side door might be fine with a standard door.

The doors that I had chosen before the measurement are preying with a jamb size of 4 9/16". So, I am trying to figure out

1) if the doors that I wanted to order can still work but may need a jamb extension or if I should consider the additional expense of a custom door (see links below)

2) if the installation price is high or within reason

Give someone local a call who is a licensed contractor and have them come out and give you a price.

We had many calls to repair doors done by box store contractors and some have no clue what they doing. It's like hit and miss with them.

Have them install 1" deadbolts. Make sure the screws for the metal strike plate go into the studs - 4 to 5" screws. Also put a long screw in each hinge.

If your existing slider is aluminum framed, then it has a flange that is nailed to the header and trimmer/jack studs of the framing, then lathed for stucco over that. They are typically installed before the house is lathed for stucco similar to windows. The flange is typically 1-1/4" in width. If you are going to trim out the exterior of the new french doors over the stucco, you can remove the existing slider by purchasing a 4" grinder with a diamond masonry blade and cut the perimeter stucco at the top and sides about 1-1/2" out from the slider. You'll know you have cut deep enough when you see sparks off of the blade when it hits the lath wire. The wire wont damage the blade. Traditional 3-coat stucco,( scratch, brown, top stucco color coat), is approximately 3/4 - 1 " thick. After the french door install, you will want to fill in the gap with something as a backer for the exterior trim. Wear a respirator and safety goggles and keep a shop vac with a fine particulates filter at hand for the clean up. If you have a helper, they can hold the vac nozzle close to your cutting to catch most of the dust. The reason I recommend a diamond blade vs a standard masory blade is that you will go through enough masonry blades to equal the cost of the diamond. Plus you'll be able to use the diamond blade for more projects. Good luck!

Snap a line and cut the siding back a little stronger than the width of your casing to allow for an expansion gap between the siding and the replacement "J" channel that will be installed between the siding and the casing. Look up some flashing details online.

If the job is planned out in advance, it should take about one day to remove the door and hardware, frame and install the new door and trim. Painting would take an appropriate amount of time to allow drying between coats. If drywalling is needed on the inside, that would also take some additional time. If you want custom windows or other accent to make up the difference in width between the garage door and the french doors, that would also take more time.

Okay, being a pro, you'll know what I'm talking about. Chipping and peeling of the wood at the bottom of the door, both front and back sides. I'm assuming this is a veneer layer and it has been mostly affected by moisture over the years. The threshold has never been maintained or replaced and the door is used multiple times a day. Some of the chipped pieces have come off, but it's not terrible yet. I just don't know if damage has gone deeper that meets the eye. In the last couple of weeks we have noticed the keyed deadbolt is much harder to lock than it was before...the key won't turn all the way now unless we pull up on the doorknob slightly to give the door a little "lift". Weatherstripping has never been replaced...it's the original nailed-on felt. There has always been a storm door until about a year ago. It rains a lot here and the door leads directly to an aggregate concrete patio which seems to stay wet and damp long after rain ends. I do love the door, and know things used to be made much better than they are now. I don't have a lot to spend. Is there a way I can save this one? I'm a pretty good handyman with the proper instructions. If I can save it, what type of replacement weatherstripping would you recommend? There are so many choices. For my storm door choice, I'm hoping to get a locking door with retractable screen from Lowe's or Home Depot. This is super long but I'm just so excited to get some pro advice. :)

They are full of uneducated baloney, IMHO.

Those sizes are normal sizes and offered on HD websites. (Added). Rough openings for doors are usually 2" higher and 2" wider than the intended door size. That puts your RO's at 83" high and 40" or 4" wide. Wall thicknesses are varied. Normal 2" by 4" exterior walls are 3&1/2"(lumber), plus 1/2"(sheetrock), plus at leas 1/2" sheathing for a total of 4&1/2". My house(built in 1965) has exterior walls of that thickness.

$500 a door is a bit high.

Look elsewhere. Like contractors or even experienced handy persons. Doors were one of my favorite jobs and I seldom charged more than $300(which included getting the door from the store if necessary).

And what goeffrey_b wrote is excellent. That was the minimum I did.
