The kitchen layout does NOT work. Green is right that you cannot stand at your sink and load the DW. If you are going to do an angled island like that, it needs to be MUCH larger to work well and to adequately separate the cleanup and prep zones. You need at least 12" cabinet between the corner angle and the DW to be able to stand at the sink and load the DW. And that cleanup zone needs to be opposite the prep zone side of the sink if you are only going to have a single sink. It would be a better layout to put the cleanup zone on the top run next to the refrigerator, and then straighten the island out and put a prep sink on it to have actual prep space on the island. Right now, it doesn't meet the minimum guidelines for 36" adjacent to a water source for prep. And the clearance between the wings and the walls is tight. This is a one person kitchen. If you envision any one helping in here, then it needs to be completely redesigned. I'd personally swap it with the dining room so that it could be lighter. I dislike a dark interior kitchen, whereas a dining room can be a dark interior room because it's mainly utilized in the evening when there is no natural light anyway. The addition of a closet to the office may make it a technical bedroom, but I'd want more room to be able to realistically have a bed in it. And get rid of the angled entrance. It's only hurting the furniture placement in the room. I'm not a fan of the bathroom that ate the house syndrome, but I'd at least want a double vanity in the master. And I'd want the other upstairs bath to be accessible from the hall rather than just the bedroom. If the office has to count as a bedroom, then it HAS to have access to a bathroom. The two baths should also be back to back, as that simplifies the plumbing, and it allows the bedroom to have the choice corner location with windows in two directions. Most locations do not allow a direct stair from a garage to a basement living area. The stair would need to be in a mudroom type area with a fire door between it and the garage. I would redesign the surplus garage space to create a mudroom and pantry space from it and to contain the stairs to the garage.

I'd shut off the door to garage/car port if not used, leave the doors into LR if possible - are they glass to let more light into the 'unsun room'? if not, I'd put in glass doors, and put sheers on the sunroom side. put in a skylight, close off the doorway into the kitchen and make a doorway into DR (where windows are now). and use the sunroom as a TV room study/office, computer room??? then in DR you'd have a partial wall ( along sunroom side) to put shallow cabinets. pantry cab? hutch with glass doors for dishes? I'd keep the kitchen where it is to see out that window into backyard (I love that myself). I'd keep the sink where it is - put as much window over it as possible - no upper cabs over sink wall. on the turn from the sink to the right I'd run cabs with stove toward the end of that wall - and if you really need a peninsula area (for dh to sit and talk to you while you cook - or you to talk to him while HE cooks) just put a nubby one at the end there part the stove (coming off of what is now door to sunroom and). put the glass doors (maybe not sliding tho) to the left of sink area/counter. on the other wall (counter and fridge now? I can't read the wording on the LO - bad eyes) I'd put a counter depth fridge with a bit of cab/counter on either side of it for a landing pad. another possibility would be to swap the stove and fridge - setting the fridge back into the ? area in the sunroom. then you could also look out the back glass door while cooking. tho I think I'd like the fridge more on the other wall - out of work area (in case dh/ someone wants a drink/ice etc while I'm cooking) - and so dh could sit at counter top and talk to me. I doubt dh would be sitting there to talk to you while you are taking things out of/putting into the fridge - lol!

@ dan1888 Thank you for the feedback. I will keep that in mind. @ jck910 I need the space because I do expect to have grand-children in the next five years (son and DIL). Also, I work from home. Thus, a home office. is needed and I have a literal gym (pretty much anything you can find at a chain gym (Lifetime Fitness, 24 Hour Fitness, etc....), I have in various rooms now and in my garage. I couldn't find a home that could accommodate the exact space I wanted and the homes are skyrocketing here. When I say in my budget. I just meant the price of the home. There are amenities. One it's a gated master planned community (pools, parks, biking trails, amenity center, splash pad, etc) in a fantastic part of town. It's also a Smart Home. I was specifically looking for a gated community. My original intention was to put my office in the "formal dining room" area. However, that is the location of my current home office and with Amazon Prime deliveries and barking dogs. I had to rethink. Hence, getting rid of the breakfast nook. I have never planned to have two tables in the home. I do like your suggestion. Since I personally have two contractors friends, I knew if I didn't find the exact house I wanted, I modify and ensured I had cash reserves. @Helen Very good feedback. From the front door you actually see the formal dining because of the wall that separates the kitchen from the formal dining room. So if you were at the front door. To the immediate right is a 1.5' - 2' wall, where I could perhaps put a plant or something (don't know). Then you take about 2 - 3 steps and you see whatever is in the formal dining room. Once you take another 2 - 3 you can maybe seen the kitchen. You seem to have reservations about the layout--with good reason. 1) It's not a good layout. The fridge is stuck in the corner and anyone who wants to access it will have to walk though one of the work zones. It takes valuable prep space to the left of the sink. The fridge needs to be back in the original space, on the perimeter of the kitchen, where it's convenient for others, but part of the prep triangle. That leaves space for dish storage to the left of the sink. 2) You don't need workspace next to the cooktop. You need a prep sink on the island, where you can work facing the living areas, in a compact triangle. 3) Use a range, rather than cooktop and wall oven, and you'll have space for a bar area with a wind cooler or beverage fridge. The MW can go in a drawer across from the fridge. Most MW'd items come from the fridge--leftovers, frozen snacks, butter for melting. 4) Too much wasted space in the pantry. I adjusted the pantry and powder room spaces. They are shorter and the pantry is wider, so the door can move down a few inches. Of course, that might affect the second floor layout. Compare the original to the following two layouts: Fridge on range wall, island in original orientation, bar on clean-up sink wall: Fridge and bar switched, island turned and reconfigured:
