Comments (0)I am looking to build a new home in a developed neighborhood and am trying to determine my most advantageous way to submit a bid. The builder typical has 4 or 5 different models to choose from but ours would be a new plan that he hasn't built before. The design is similar to what he has built but I would argue less complex due to no living room. My first question is when looking at his existing inventory and price, should I take total price divided by total square foot, including finished basement, to arrive at a square foot cost or should I assume $40-50 per square foot to finish the basement and subtract that out of the total price. He has finished basements for others in the neighborhood for that price. Also assume same allowances in the base price. My second question is we would add a separate two car garage, brick front, walk up storage above, not heated. The price they are suggesting is $117K which I think sounds crazy. The garage would face the street so we would likely have fancier doors as well. Comments (11)Dallas has always been known for homes that are cheaper to build. When I bought the home in 1995 the cost was $75 per square foot. Resells sell in my area today for the high $90 per square foot. The limited info that I have is that the cost per square foot for new and resell is much less here than other metro areas. I grew up in the north east and the quality and workmanship is much less here in Dallas. I myself just remodeled my entire house I could write a book on the issues I found and corrected, framing, sheetrock, insulation, plumbing, trim, flashing, etc. You get what you pay for. Comments (1)You need a trusted advisor that can help you work with the local builders and contractors if you are going to get into the development game - as you have to leave yourself some room for profit, etc. There's a LOT of info that goes into a cost estimate - and the accuracy of that estimate you would get based on the info supplied would be useless. And here's some other considerations: --The specific land and site preparation requirements have a big impact on the wallet; --Local jurisdictional permits and fees have a big impact on the wallet; --The type of construction contract--competitively bid or negotiated bid has a big impact on the wallet; --Further, the type of construction contract--fixed fee, time and materials or cost plus something have a big impact on the wallet; --More further, the language of the construction contract, and how risk management is handled, has a big impact on the wallet; --How allowances and change orders are handled have a big impact on the wallet (Hint: don't allow any allowances; specify everything).
