Comments (9)I have come across one before at a salvage store here in KC. I have a downstairs hallway that has a bathroom, mudroom and a cased entry to an office. The bathroom and mudroom have different style, but very nice door hardware. I am putting up french doors going into the office, and before I spend hundreds more on hardware to match the mudroom/bathroom I am thinking about switching over everything to the original style shown above. Comments (8)Okay, Renovator's switch plates are okay--but every other item I ordered from them was of poor quality: repro light shades for turn of the century fixture--rims too thin to use (I am very careful tightening screws, so did NOT exert excess pressure, yet all four of them broke), a brass kitchen faucet pitted and stained within three years, and started leaking with my city water--none of these items were cheap--just shoddy. The switch plate I ordered, was brass, and fit my needs since I could not find find a dual plate for a push-button light switch and electrical outlet. Comments (3)It's a visual thing. Take a pencil and see where the latch hits the plate with the door in the almost closed position. Mark the top and bottom on the plate. Open the door and see how the lines correspond to the receiver opening on the strike plate. A door usually drops on the latch side, so if anything the latch hits below the opening. But it doesn't really matter, too high or too low. If this is the case, remove the strike plate and file the opening larger if the latch is just missing the opening. If it's missing be more then 1/4" move the latch and fill in the other holes with a golf tee and cut it flush with the surface. If the latch is off,"in and out" check to see if anything is holding the door away from the stop molding. Try putting back the old strike plate to see if it closes with that one. Comments (17)live wire oak- Like happyafwife, in our area, ORB hasn't faded. It is used more often than not in new construction in the most upscale neighborhoods. That is why we felt 'safe' using it. I love the look of stained woodwork, too. But my old woodwork wasn't stained - it was a medium brown painted/glazed finish from the mid-1960's. After ~45 years and three owners, it looked terrible and needed to have something done. To strip and stain it all would have been cost prohibitive. So we opted to paint everything (cabinets, doors, baseboards, etc)a soft white. It makes the house look so much lighter and larger - I can't believe that too many potential buyers will be turned off by it....See MoreBunny
