Comments (22)We bought our land 4 years before we built our home. We wanted to build our dream home and were not in a hurry to rush into it and then regret decisions made too quickly. I was the designer on the project and honestly enjoyed all that it entailed. We also had a wonderful builder that made the whole process go seamlessly and stress free. After we chose a house plan and had it updated to include the must-haves on our list, I poured over those plans for hours and hours making sure each room was as ideal as possible. Now is the time to decide if you want an HVAC duct in that place or a light switch or outlet in that spot. Decide if you want floor outlets, special outlets in pantries or cleaning closets. Are the rooms the right size? Could a couple feet make a difference anywhere? I sure wish we had made our laundry room 3 feet wider. Choose as many products as you can before your builder gives you his estimate. If you want granite and he's giving you laminate pricing the cost will be more. Also, painting the interior all one color is less expensive than having several rooms painted differently. Are you going with pre-painted siding or having the exterior custom painted? Are you using brick, cultured stone or natural stone? Huge difference between brick and natural stone. Plumbing fixtures vary in price as do lighting and appliances. Make sure he's taking your choices into account with his bottom line. Think about any upgrades in insulation, soundproofing, radiant heating, etc. The best advice I can give from someone who's been there, done that, is to sit down and really think about how you want the house to look, function and feel....and cost. Are there things you can't do without? For us it was a 3rd garage, his & hers master's closets, a computer space off the kitchen area where we can monitor our son, and a particular type of kitchen layout. Break the house plan down room by room if it's overwhelming but KNOW WHAT YOU WANT. If you're unsure of that then you can be talked into a lot of stuff you will find out later you really didn't need or want. Almost all of us have to stick to a budget so the trick is getting what you want overall at a price you can afford. I have never bought from this company. http://www.thefurniture.com/store/ASHL-MLN-ARIEL-END-T610.htm I have no idea on the price of the above table however I would check out Target, JCP, Macy's, Overstock, and even Homedecorator's because they often have good prices for end tables. And similar to the one you like. WAIT... Even better when you go for that gorgeous entertainment center find out if the seller has access to the end tables. Bring in a photo with you. And negotiate a deal. In this economy they should be thrilled to work with you and give you a deal. Truly don't feel you have to get the large console. If it is too expensive, shelves on the wall could work to create the illusion of a large console. The wall feels huge to you because there is nothing on it but once shelves, pictures etc.. are up there it might work. I only suggest this if your budget is too tight to splurge on a entertainment console. Check out Calico corners for ideas on fabric etc...I love that place especially if you are making your own curtains. It can't hurt to get a catalog and borrow the ideas for your own room. You can visit on line. And getting fabric at JoAnn's is far cheaper. Calico does have an annual sale in April or May. I too love that green Aganthus color and especially with the wood trim you have in that room. It will look stunning. There are other greens too that could work. A soft green will really add to the glory of your huge room. I know you are waiting to do this later. I just can't help myself. I love colors. Hancock Green Benjamin Moore Vert De Terrre Farrow and Ball paints Soft Fern BM This color below looks too light but it reflects wonderfully. It is one of those soft green with a hint of blue that really makes tan browns look gorgeous. In a room that does not have a lot of light this creates it but softly. Comments (16)Make a list of what you need: seating, storage, lighting, rugs etc. Have you considered hiring a professional? I highly recommend it, there are designers at every price point. Most of my clients waste tens of thousands of dollars before they wise up and hire a professional. Comments (17)Gevork, my sis lives in carlsbad and has a small backyard. she packs a big punch w/a lot of foliage though. I'm posting it so you can see what's she's planted against her fence, and the type of hardscape and garden stuff she uses. Here's her front. (it's a rather small house) behind that fence is a nice patio/courtyard she does a lot of succulents, plumerias, ferns and a bazillion others! If you did succulents, like she's done here, they don't require a huge amount of tending. you have the perfect climate for them. add some hardscape like a path, rocks, pebbles, birdbath, fountain, plant a few fruit trees, or container plants. (there's a huge nursery she goes to in Escondido ) here's the back This one is mine. another option against your fence could be something easily done by you with a raised flower bed.
