Comments (26)While your grand 2 story windows are pretty, you do realize that there will be practical problems? I don't want to beat a dead horse about heating that room... ok well I will. Obviously the r-3 wall (what it will be with windows and the pack of studs in between, is going to be a huge heat loss. Combined with the heat rising, it will be a room that will take the majority of your heating needs. And it isn't just an energy use problem, but it becomes an issue with vastly different loads between this room and the rest of the house. Second, I know that Washington is not sunny NC, but it surely gets sunny at times. A SW facing wall of windows that you can't cover is going to be frustrating from the glare. I have a view wall facing SE and we need sunglasses inside at times but we can close the blinds. It isn't 2 stories either - just 10 ft ceilings with 14 ft wide window bank. Third, again while it isn't as sunny there, when it does get hot and is sunny, you will have a cooling problem. And mind you, it isn't just the energy use, it is the differential in the rooms. You may be turning the stat on 75 but have some rooms at 70 and freezing just to keep that room comfortable. It is very difficult to design a HVAC that can handle such different gains in different rooms. I have a study with a wall of west windows and have planted a tree to deal with the 4-6pm heat up. I rent mountain houses fairly often in the Asheville area and this type of wall is common. But it can be frustrating even just for a few day stay. The last one had tinted the windows and installed an electric awning outside. Blinds and drapes just don't fit well with these walls in the mountains. Honestly - they could be installed but no one wants to because it doesn't fit the "mountain" style. In that house, we had to sleep in double beds downstairs because the king upstairs was too hot from all the gain in the afternoon - and yes the house had a/c. Obviously not the best designed system and you will do better but the challenges are there. I have an oceanfront house (vacation rental) - I understand the need for view without compromise. But the 2 story huge windows you don't really see anything out of except sky and for a large portion of the time you are there, you might be staring at the sun. Yes - they look dramatic. But drama's appeal wears out and practicality does not....See MoreHelp validate what my pool builder is telling me!
Comments (23)"a little kindness towards others can go a long way". Yes it can! In all those backyards, for all those years, I can count on one hand the number of homeowners that even said hello, let alone get us a drink, or make us lunch. We usually finished their pools on time, or early. A freind of mine at the time installed alarm systems. He did one for Roger Staubach. He never saw Roger, but Mrs Staubach, made them sandwitches and lemonaid. He still tells the story and that was 30 years ago. Since we are totally off topic, I got this one second hand, but the guy that told me seems pretty straight up. A pool cleaner did Nolan Ryan's pool. He saw Mrs Ryan sometimes and Nolan maybe once in a year. He was a huge fan, but too shy to ask for a autograph. Someone told him to leave a baseball on the table by the pool and maybe he will sign it. He did just that. Next time he cleaned the pool, the ball was gone, nobody was home. The week after, still no ball. Then one afternoon he went to cleaning the pool and noticed a ball on the table. Signed by not only Nolan Ryan, but half the Texas Rangers baseball club! With a note, that read. Sorry it took so long, good job on the pool. I bet that was the cleanest pool in North Texas......lol...See MoreMoney secured for remodel & builder nixed my whole plan! HELP
Comments (30)There is already a sidewalk on that side of the house so that wouldn't need added. I would be really interested to see what you could come up with, if you have time. Marcolo it is a window. That wall's dimensions go like this window to chimney 60.5 inches, chimney 18.5 inches, chimney to back wall 65 inches. The back wall is 126 inches to the current doorway which leads to the current pantry. The pantry is about 45 inches, I think. I would have never thought of moving the back door to the side. I have a back porch on the house so I'm not sure how well that will work with out having an entrance to the porch from the house but maybe I could change the entrance to the porch. HMMMMMMM Wow, it so awesome to get other people's perception of my space. THANK YOU SOOOO MUCH EVERYONE!!! I am already feeling better about the process....See MoreNorth Dallas Builder Suggestons
Comments (14)If you Google Pool Builder Dallas TX some of the first names that come up are Anthony Sylvan and Blue Haven. They are national builders that build in many cities. Some cities they're okay, most they're not. I haven't used them personally, but I've read enough bad things to stay away. My neighbor used Blue Haven, had a problem after the pool was installed and is getting the run around. I would go with a local custom builder who will work with your budget. 30k isn't bad but it's a basic pool, you're not going to get any upgraded features such as custom decking or PebbleTec plaster or anything like that. You're going to get aggregate decking and white plaster. And no spa. That's fine if that's what you want. Don't just look at designs and cost, look at the materials and processes that each company uses. What's their steel schedule? Plumbing schedule? What equipment are you getting? What about if they hit rock? Do they re-route sprinklers? How do they apply their gunite? Etc... There are so many factors that go into choosing a builder. Riverbend was my 2nd choice. They had the best design but lost out because I felt I wasn't getting the quality I was with another builder, and their price un-negotiated was higher....See MoreWindows Direct USA of Cincinnati
