Comments (11)cupshaped, I don't really think of it as a floribunda either to tell the truth. After all, it was created before the word "floribunda" even existed. Its breeding is that of an early hybrid tea. Yet it looks like an old rose and branches well, like a dwarf shrub .. often just as wide as it is tall. This rose sported pink in 1929 ('Pink Gruss an Aachen'). Most rosarians in the U.S. believe that the roses sold here as 'Irene Watts' are actually 'Pink Gruss an Aachen'. What is odd is that my 'Pink Gruss an Aachen' roses have more than just one trait that is different from 'Gruss an Aachen'. Aside from the color, the canes on my PGaA's are almost always thornless. And the bloom form seems slightly different. But there's the unmistakeable traits that are exactly the same ... the fragrance, the leaves, & the plant form are all identical. Char_rose, that perfect, soft scent is one of the best things about the Gruss roses to me. Michelle, I hope a Pink Gruss does follow! Leslie, you did good. Two Pink Grusses will double your pleasure. FWIW, I agree that if the things you can't change are right and there is room in the price to do the rest ... thats a pretty good place to be. I knew the minute we walked into our current home, it would be ours, more than 20 yrs. ago. We had looked at a few dozen as I recall but the search was over when we got here. Since then we've added several investment props to the pile and since last fall have been looking for a new joint for us. Found an REO that is the only house of hundreds that can tick off every item on our list. Trying to convince the bank that they should stop holding on to it has been frustraiting, aggravating, stressfull etc. but now it is finally fun. They are offering counters in less than 24 hrs. and moving proposed closing dates up. Still not moving as much in price as they'll need to yet but it is vast improvement. Guess submitting the roofing bid and the well test did the trick :-) It kinda feels like I'm the lone bidder. Its got great bones and for us, a great loc. (acerage close to where we need to be). Its way more than we need but the lot, loc. and subdivision are pretty near perfect. Some minor damage from the eviction but I'm pricing that in and will order the full blown insp. once we have a deal. I was at the auction, I know the number ... they might get it but I'm thinkin not. Comments (15)You guys are All AWESOME!! I am gonna make that list tonight. (dh has been bugging me to make a list) I stepped up the door painting today. I was able to work on 3 doors today. I was doing like 1 door at a time and there is a lot of waiting time between steps so it was taking forever. Doing 3 today I feel good about it! Sarschlos .. I'm using water based primer Kilz latex 123. I've already re hung several of the doors already and so far so good. Those doors were left out and about after they were painted for a good week before I put them back up there. I might be biting off more than I can chew. I *want* to paint the living room and entry but not sure I can get to it. If I can get some extra money .. then maybe I can hire someone to come in and do the painting of those rooms. I'm wierd.. I like to prep my own walls and paint so it will be the way I like it (roll eyes) I have a very good handyman I use though and he does drywall work to perfection. He is $20 an hour - which isn't bad at all. But with Christmas coming up .. any extra money needs to go for presents and stuff, so that is why I was just going to paint myself. See .. it's a circular argument LOL Okay.. well I will make a daily list for the cabinets and make it so that IF the cabinets are done then I can start on the living room laxsupermom: I know what you mean about indecisiveness. It can make you crazy. I can't decide what to do about a common wall between my living room and entry. Comments (7)Ok WAIT! I just pulled up about 6 roses because they "looked" dead. Rookie mistake. We have the same weather so I had the same issue with the changing weather. I followed the advice I was given on here and put them in pots and have been babying them ever since. Of the 6 only one is dead. Now I have 5 pots and no more space in the ground. If you didn't know roses are an addition for most of us. I used the empty holes in the ground as an excuse to buy new ones :( Anyway, one of the ones I took out was Blossomtime, a climber. She's thriving in that pot and now I have to find a new spot and a trellis for her. Check and see if your rose blooms on old or new wood. And if it's a late bloomer. All things I neglected.
