Overwhelmed with appliances-Help!

I am redoing my small kitchen and would like to replace my appliances with stainless steel, standard sizes. I am on a budget of around $5,000 for fridge, oven, dishwasher. I prefer a bottom freezer and with all the problems that I've read about with door water/ice dispensers I'm not sure I want that feature. I don't need a lot of bells and whistles. There are just 2 of us, but for resale need to consider a size that would accommodate more. I would prefer a gas or convention oven. Is it possible to find decent appliances at this price point that won't fall apart in 5 years? Thanks so much for any feedback!

When you state "oven" I assume range.

To answer your question, yes. I think you can get a nice Bosch dishwasher in SS for right at $1000, a nice standard size fridge in SS for about $2000-2500, a nice convection SS range for about $1100, and not mentioned, a nice stainless steel microwave for about $400. I've got water inside the fridge - no issues in 5 years with that feature. I also have an inside the freezer ice maker, not through the door. It's really not that big of a feature, especially for two older folks. In resale, nobody will really notice the ice-through-the-door, but they will remember all stainless steel appliances.

I don't have stainless clad appliances, but I have hit the following price points on black fronted appliances recently (last 5 years):

2011 KA Counterdepth french doors fridge: $1800

2012 KA convection electric range (took a floor model with a side dent): $700

2013 Miele dishwasher: $900

2016 GE microwave: $220

If not in a hurry - best time to buy is from about 11/1-12/30 of each year in my opinion, so you just missed the sweet spot in sales. Other good times to buy are towards the end of the 1st (March) and 3rd (September) quarters. I have never noticed much for deals in the late portion of the 2nd quarter because builder demand and house sales seem to drive strong May/June/July/August sales.

Inflation is always going on, but if you don't need counterdepth fridge, you will save quite a bit, gas will be a $100-$150 adder for the range possibly, and dishwashers are always targeting those important $900 and $1000 price points.

A Frigidaire induction range is about 1250 in the cart at AJ Madison. There's a Miele dw for the same. That leaves 2500 for a frig. Only Miele or Bosch dws for me.

AniaWin, That's why I love GW. You can talk to people that actually have an use the appliances you're considering. I'm personally pretty sensitive to noise. For example, our Kenmore induction range has no fan to cool the oven after use. The induction cooktop fan only turns on when using high heat, and is quiet / unobtrusive enough that I only notice it when it turns on and quickly forget about it. You'd never hear it over a range hood (and if you do, tell me who made your range hood). The convection fan in the oven, on the other hand, is relatively loud and annoying. It turns on when pre-heating the oven and when using any convection settings, and is one of my main dislikes about our range. It doesn't keep me from using the convection settings, but I will turn the oven on using regular Bake so that I don't have to hear the fan once the oven's pre-heated while I finish my prep work, and switch the oven over to Convection Bake once everything's done and ready to go in. I am, admittedly, sensitive to noise. For example, I switched all our bathroom fans out for the quietest I could find, and while they no longer bother me they're still not quiet enough for my tastes.

From the pictures it looks like you have a slide-in range and double ovens. It doesn't look like your kitchen is that big from the second set of pics so if it were me I would do away with the double ovens and put a counter there so you have a place next to the fridge to set things down, pour juice, etc.. I'd also do a OTR MW instead of a hood to save space..your son will outgrow his fascination with opening the MW door. If you keep the double ovens, I might put them where the pantry is closer to the stove, with fridge in middle and pantry at the other end. Im just not sold on this layout...something seems off to me..

Recently bought a dryer and induction cooktop, now researching dishwashers, and any brand I consider has supporters and haters. There's always going to be a "never buy brand X" comment somewhere on the web. So I try to find brands that are generally praised. I look at Consumer Reports, but lately I often can't quite match their advice with what I read elsewhere. And reliability ratings don't influence model ratings. For example, their #1 dishwasher is a brand that's #8 (out of 10) on reliability. Maybe most important for me, I now only buy from one of the locally-owned, independent appliance stores. There are two here that have built their business through good word of mouth over many years. They serve as my point of contact if there's a problem, and they are motivated to keep customers happy. If they charge a little more than the big boxes, I'm happy to pay it for the "concierge" value of dealing with them.

We have a Bosch 800 series DW and love it! It's quiet, it cleans very well, and dish loading is easy b/c it's so flexible. We also have a Sharp MW drawer. You probably already know this, but Sharp makes most, if not all, MW drawers. The other "brands" (e.g., Dacor) are Sharp MW drawers with one or two minor changes in controls and a different look - oh and higher price tag! Some also have a smaller capacity (1.0 vs Sharp's 1.2 cu ft) and less power (950 vs Sharp's 1000 watts), Also, the 24" and 30" are the same size - the 30" just has more filler.

You might also consider checking out the scratch and dent section of your local appliance store. Many times they have quality, brand name appliances with very minimal cosmetic damage.
