Will this layout work? New build, all suggestions needed!

Hello all. I am in process of getting new home designed and need a lot of advice and help with the kitchen. In advance, thank you so much for all your expertise. You guys are all just so amazing.

Function is the goal

No formal dining room

We are soon to be empty nesters. 2 kids away at college. We love to entertain. And I am the main cook, although family and visitors do help.

kitchen is a hangout place, open to eating area and great room. We are very informal, and prefer to eat mostly at the breakfast bar. during larger gatherings, will use the table.

Kitchen appliances will be standard. 36" fridge, 30" range, standard dishwasher, large 33" single bowl clean up sink.

Perhaps prep sink in island.? DH disagrees

prefer drawers for most everything, including dishes, and prefer to make use of the pantry rather than spend $$$ on kitchen cabinets.

Though measurements are correct, window sizes are not yet determined.

Im thinking that fridge and sink should be on front 15' wall, and stove on 10' side wall. I plan to put a large island to sit at least 4 people. It will also have drawers.

I think you're totally on the right track with the size and basic layout of the kitchen.

It will work well for one cook, but I'm with you on the prep sink in the island. If you orient the kitchen toward the great room, you can have separate prep and clean-up zones, which will be better for entertaining, and when you have help. You'd prep facing the great room, and the fridge would be on the shorter wall, but closer to the pantry, dining, and BRs, but still easy to access from the great room. I drew a standard depth 36" fridge, and pulled the cabinets on that wall out to the depth of the fridge box. Uppers can be 15"--18" deep. If you need a MW, it could go in a drawer next to the fridge, or in the island, between the prep sink and trash pull-out, which is central to all three work zones.

I put a hutch where the fridge had been drawn, so that it would be easy for a helper to unload the DW or set the table, without interfering with prep or cooking. Every day dishes could be kept in the drawers, with the pretty dishes for entertaining displayed in the top, or small appliances could be kept in the upper section, and a coffee station included in the hutch set-up, for easy access when entertaining. With the separate clean-up zone, it would also be easier for a helper to load the DW, without zone crossing, and the space between the sink and hutch also provides an extra prep space, when you have multiple helpers. There is a 36" super susan for pots and pans.

The 20' and 22' measurements don't seem to match the # of squares, but I made some changes to the SF and moved the front door over so that it's centered, with 14' on each side. I made the patio door a double, and added an optional 1'-2', if you think the dining area might be too small.

I guess I need to fully explain, since I get the feeling some people have different vision of what I'm building in their heads.. so here goes.. I have a sloped back yard.. so the one edge of the garden will be slightly above ground level.. like 6 inches.. then the rest will be more and more above ground. The back end will be totally above ground and have a drain tube that heads down the hill into the water tanks.. the whole garden will have a sloping pitch to the bottom of it and 6 inches of gravel and corrugated pipe leading to the drain. The grave and pipe will be covered with geotextile fabric so only water gets through it.. and there will be some corrugated pipes running vertically around the garden to help with drainage and filling.. So it will be rubber membrane, 6 gravel, fabric, 24" good soil. So my plan is normally when everything is fine with the weather to just have the drain open and water will just flow out.. so there is no chance of water logged soil.. then in hot summer when there is no rain.. fill and purge the garden when needed. It would just act as if we got a good rain. The whole system will be gravity drained and water will be pumped back in when needed.. I see your points as to some plants needed more water than most..A good point to consider.. but does this explanation give a better understanding of what I'm trying to do.. ? thanks for the remarks so far..

Hello everyone, I wish I could b as handy with computer and posting pics as you guys all are. This is so very useful and helpful. I am a very visual person. @Autumn, you have great ideas, about placing the DW and sink on outside wall. I appreciate your advice re protecting the work triangle. @mammag...your comments and input are valuable indeed...I am open to a prep sink, even though I have never used had or used one. Prepping on the is.and and facing dining/living room is great and what i am used. My current set up leaves me prepping both on island which has no sink, as well as on the counter between stove and sink. When one space gets too crowded, I use the other space. This is not bad, but can be improved. By the way, the architect, is awesome, and suggested 2 islands...so yeah, he can be congratulated (: @benjesbride..Thank you so much for th visual. I wish I knew how to do that! It's So much easier to understand and to review your thoughts. I love the idea of a pocket door. But am wondering how it will work if I put the stove on that side of the kitchen..I like the fridge on that side though as it's closer to hall which leads to the pantry. I notice u didn't put cabinets over the sink. Mayb I can open up that area, and this will let me see out the front window. !? Keep the comments and ideas coming. I have not personally seen Medallion cabinets, so I have no opinion on them. I did find some past posts from people who have had Medallion cabinets. Seems like it's mixed reviews about different finishes wearing & tearing differently. Thank you all! To add some context, we are working with a custom builder and will have the architect draft our plans however, we get only two revisions upon the first draft. That is why I wanted to come in extra prepared. I'm sure our process is not like a truly custom home -- but I agree I want to leverage the expertise of the architect. Sounds like you're using the builder's "architect". I'm guessing the builder's "architect" is really a draftsman and not a LICENSED architect. Why do I say that? Because our builder basically had us work with his "architect" who turned out to be a draftsman, and a very poor one. Can you instead get your own architect? Even if the person you're using is licensed, chances are they will make it easiest for the builder and not what is best for you because he/she is "paid" by the builder. You bringing him/her your plans is not how a REAL architect works.
