Comments (3)You said you had a sloping lot. Does this plan have a basement so you can utilize a walkout? To block off the kitchen: add a small broom closet facing the kitchen, at the top of the pantry. I would also turn the island 90 degrees to give a little more space in the DR if needed. For the bathroom toilet: -remove the door -move the toilet forward so that the front of it is even with the front of the sink cabinet -put up a wall behind the new toilet location -make a linen/storage closet accessible from the PR OR: -remove the door -move the toilet forward so that the front of it is even with the front of the sink cabinet -put up a wall behind the new toilet location -open the wall at the end of the left closet run -put shelves in the now available shoe/storage space...See MoreNew build kitchen decision time, layout please help
Comments (22)No, I think extending that wall would really cramp circulation space. If I've got it measured correctly there's only 4.5 ft between the edge of the counter and that post as it is. I think it would be unacceptably awkward to make traffic go around the end of that wall if it were extended. (Also, we wanted 1 freestanding post somewhere in the design of our home, but that's just a silly personal choice, not a requirement for any real reason.) Also, I think the interior views re better to be able to come into the house and see through to the stairs. That range wall is an interior wall, and can move, or be mostly removed. (Obviously the post, however, can not). The other side of that wall is the main front entry. The closets/bench will not be built as drawn. (The upper closet will go, and probably the lower closet will be a bit larger) I want a closet in the entry, and I need at least a little of that lower closet, because I have to hide some HVAC ductwork to the upstairs in a couple of places, and that's one of them....See MoreNew Build: Master Bathroom Layout - need help
Comments (2)A couple of things. How many shower heads will you have? If you don't plan on 2 people taking showers at the same time, I think you could go 5' long on the shower and have that wall line up, with the toilet wall. I don't know if that is important to you. I have a 5' long shower and it is plenty long for showering. I am glad I didn't go bigger because there would have been more to wipe down. I like the window in the toilet room, because it adds a view. I wished there was an entry into the closet from the bathroom, so I would be able to access my clothing/dressing room following my shower. Otherwise I see you have to go into the bedroom and into the entry hall to access the closet. Not too big a deal, unless the bedroom/hall doorway is open. No plumbing in the exterior walls. In Montana it may be against code. I don't know how thick a wall would need to be to accommodate enough insulation to allow plumbing in the walls. Kitchen: I know this isn't part of your question, but have you posted over on the kitchen forum yet? I see 2 things from your plan that might be a problem. The first is the frig next to the cook top. There is a phrase over there that help people understand the layout of a kitchen. It goes, "ice, water, stone, fire". So this means that the ice (refrigerator) wouldn't be next to the fire (cook top). So Refrigerator (ice), sink (water), counter top for prep (stone), then the cooking area (fire), is the order for most efficiency in the kitchen. The second thing, is the pantry. I'd prefer that the pantry opened into the kitchen. But I wouldn't want it hard to access from the car either, for unloading groceries....See MoreNeed help with kichen layout - new build home
Comments (10)First--it's a new build so spending a little extra now will pay off in the future. I would use all drawer bases, trash pull-out, and if at all possible, a drawer microwave. The drawer MW will be expensive but easier on your back than a countertop model on a lower shelf. A framed pantry with shelves would be less expensive but roll-out tray shelves (ROTS) in the pantry cabinets (again, initially more expensive) would be more convenient. Here is a plan for the island, assuming the breakfast area is omitted. I would add a seat on the short side and move the DW and sink to the left and use some shallow shelves around and below the window for storage or display.
