A more modern look can be interpreted in a lot of ways, is your style still traditional? The flooring has a rustic vibe, is rustic cottage or farm house a consideration? They don't make furniture like they used, so replacing it might end up being a very disappointing venture. Maybe you could paint it or have it all refinished.

Have you looked through Houzz to maybe find some inspiration pics to help guide you? If not that might not be a bad place to start.

As for the furniture, I love the large table and chairs. I bet they'd be the envy of quite a few if they were painted. I probably would use the two book cases in the study. If you plan on using the spare room as an office/guest room, a murphy bed might be an option to help make it serve more than one purpose.

ETA: I forgot to mention, the corner piece would work well with the table, it to would look lovely if it were painted and I probably wouldn't use the end table or the armoire.

I love the table and chairs, as is! I think they'd be a nice balance to light-colored slipcovered sofa and easy chairs. The display piece is handsome, too, would probably work well in the dining room or in the study (the sloped shelf is handy) The buffet is a nice size, and has the flip-ups, but it just looks dated in its style.

If the study will double as a guest room, it might work well in the corner to the left of the door as you enter (if it fits) for a small tv, a tray with water and glasses, and for storing guest linens.

I agree I like your dining room furniture and think it would look good. It's classic. You might not have room for the corner cabinet in the main living space but it could go in the "study/gr". (I have one in my guest room).

I'd for sure keep the dining table(what a beauty) -unless it's no way that it physically fits-and I wouldn't refinish it. You can decide to paint the chairs/get cushions/upholstered chairs/just totally different chairs if you crave a different look/comfort..but leave the table as is. Even if you decide to go with different chairs-these are very cute and can be reused in other rooms. or you may decide to go for a mixed look and use some of these in the dining, but others-in the other rooms.

A corner hutch might be useful just about everywhere, and will look very cool whether painted or not. Same with a library piece.

The rest, I'd be more willing to let go, unless you do like them a lot and can think of a space for them.

I would never attempt to start everything anew unless I have to( and I had several times when I had to, due to long distance moves)-it's always nice to incorporate a piece or two of what you had already..and if you don't have it-it's always nice to incorporate some vintage pieces anyway, they bring a sense of warmth and history with them and a look becomes more collected which is always desirable. since the feeling of collected is much more true to how life really is.

i agree that you might become very disappointed in the quality vs price nowadays.

Thanks so much for your advice. I'm not sure if I'm looking for rustic or farmhouse or whatever, and I wouldn't know "mid-century modern" if I fell over it. ( Watching too much HGTV LOL ) My problem is that I like everything I see In Houzz. OK., maybe not a lot of chrome or nudes, but probably 95% of everything else.

Next question. -- since the rooms are open to each other, does that mean I need to use the dark wood in kitchen cabinets? I would like to use white since it's not a very big kitchen, and I saw this picture that I thought was nice, but will the dining room table that I am for sure keeping now ( thanks to all), look odd next to the kitchen with white cabinets?

goodness, of course not. you can easily have painted cabinets and stained furniture, and vise versa. and a mix of painted and stained furniture, alongside stained or painted cabinets
on the opposite..your table would look ubercool

if you don't mind me asking-your approximate geographical location? this is flooring that will work great in some homes(say, coastal ones..or yes, farmhouses..)..less great in some others. it is beautiful by itself i must add

(my flooring is also not hundred percent versatile..wouldn't go with it everywhere probably.)

The first step to figuring out the furniture placement would be to either use graph paper or an online floor planner, lay the spaces out to scale and draw little pieces to reperesent your furniture, also drawn to scale. Then you can slide the little pieces around like a jig saw puzzle to see how and where they fit. I like to use the scale of 1 square equaling either 3" or 6". (3" increments is useful when planning kitchen layouts, but 6" is usually fine for whole floorplans.)

My guess is that you have room for the table and chairs, but not much else, in the dining room. Will there be a window in the dining room? If not the hutch could go along the outside wall in there. But I'd pick a window for that spot, if possible; I like light.

Would a round/oval table work better for the new space? I see that's what's drawn in the original floor plan, and depending on the size of your table, it might be what you need to prevent a hip banger on the corners of the table as you move from kitchen, to dining, to living room. But, not everyone is as clumsy as I am. :-)

I hadn't considered that a floor named Dockside might be too "beachy" for a home three hours from the nearest beach. LOL. I do like the Adura Max product. Is this one a better fit?

I'm going to buy some graph paper tomorrow. I don't want people to feel crammed in the dining room, as the kitchen is quite small, too.

There will not be a window in the dining room or the kitchen, as that is the shared wall with our neighbors. The windows next to the fireplace in the living room are almost floor to ceiling, but I still would like to keep the kitchen and flooring as light as possible. I am getting some under cabinet lighting to help.

Love the white kitchen cabinets and think they will help with the light problems. You can certainly use that table with a white kitchen, and the first flooring selection will also help keep things lighter and brighter. I can see keeping the table, chairs and corner cabinet for use in one of the bedroom corners, but not any of the other furniture pieces.

it's color AND texture. the overall feel. it can be perfect in your home, and it can read as trendy. it really depends on your home, what style it is (if it has a distinctive style), and the style usually corresponds, to some degree, with location

again, it's beautiful by itself, and you know your future home while i don't..just something to consider.

your second light choice is beautiful too, reads less rustic, at least from what i can see. the dark one is pretty as well. probably more versatile. it's really hard to say anything without knowing what the house will be. i'm not trying to say "this flooring won't go". i've no idea. but you have an idea, because you know what space it will be.

order several samples. better yet-go to the flooring store, when you can see several pieces together..gives one a better feel. you can borrow them from there, put in your space in your light, think about it some.

but it's not only the beach:) i'm very close to the beach..relatively..15-20 min drive

yet first two choices i can't envision in my house because its style won't support them. i can like them all i want-my house won't like them

or they could be great if I live in 5 hour drive from the beach if it's the right house for them.

and some homes would take almost any kind of flooring. it all depends.

I received the Dockside Sand sample yesterday, and it seems a little washed out, but maybe I'm looking at the lighter of the variegated planks. I'm heading tomorrow to the store that actually supplies the flooring to my builder so I can get a better look at bigger samples of all three choices.

Next problem - chandelier for dining room and the 6 ft. kitchen island.

Concerning restoring or cleaning up your inherited furniture pieces...I have used dark wax on by cabinets and they turned out beautifully. They had a nice luster and color. I forgot where I got the wax but I think a paste shoe polish would work as well. You apply and then buff with cotton stuffed in a nylon hose. A little DIY project. Love the flooring you are installing. Beautiful.
