Kitchen Forum remodel #2! Layout advice please…
Comments (17)Thanks very much, buehl, for your design showing the work zones. Right now that wall with the oven-range-fridge is 10 linear feet so the actual cooking zone is only 4 feet. If we go with a 36" cooktop that's pretty tight. Do you think the plan would be enhanced (in form and/or function) if we made the pantry 2 feet smaller to extend that wall to 12 feet? This is shown in mamagoose's post above. I would still have a pantry where I could keep dry goods and small appliances, but it would be more of a pantry closet than a walk in. I could live with that. In terms of the 1st floor master...it's still under consideration. My ideas about aging in place are evolving after dealing with 2 sets of parents who attempted to do it. Let's just say it hasn't been pretty or easy on any of us. My current feeling is that if we can't get up and down stairs then we've gotten to the point where we really can't take care of this property and it's time to get a condo near the kids. We've spent too many weekends driving for hours to respond to household and medical emergencies to wish that on any of our offspring. But right now we're healthy, in our 60's, and enjoying life to the fullest while we can!...See More12"x24" Bathroom Tile Layout Advice Please.
Comments (18)Don’t expect seconds from a seconds company to be able to have small grout lines or be flat enough to do any herringbone. And you are NOT getting a good looking herringbone out of any 12x24 tile anway. The size is too large, and the space is much too small for either herringbone or chevron. And the proportion is too off. It’s too wide compared to length. Herringbone needs a narrower tile. And if you actually do mean chevron and not herringbone, you can forget that. No installer is going to hand cut every tile to a chevron pattern without a HUGE upcharges in labor. HUGE. What uncoupling system is going to be used over that plywood? Have you checked the deflection rating of your joists and floor assembly to be sure that your flooring structure isn’t too flexible? Because you will get cracked tile if you move forward and the floor is not supportive enough. You have some Giant Red Flags here. You need to put the brakes on and talk with some competent Pros ASAP. That would be a Kitchen and Bath Designer, and their fully qualified tile contractor. https://www.ceramictilefoundation.org/homeowners-guide-to-hiring-qualified-tile-installer https://nkba.org/info/why-hire-a-designer [https://www.houzz.com/discussions/10-tests-for-you-and-your-contractors-first-meeting-dsvw-vd~5332686?n=90[(https://www.houzz.com/discussions/10-tests-for-you-and-your-contractors-first-meeting-dsvw-vd~5332686?n=90)...See MoreBackyard/patio layout advice please
Comments (24)There is nothing necessarily advantageous or better about having straights or curves. You just need to make them all work together in the end. In the prior iteration, I'm addressing fitting the circular element in with straight lines in a more flowing way. I didn't address tweaking other areas to that change because I don't know the site particulars (whether the level change is a step up or a step down.) The circular shape does invite/suggest that nearby corners, underneath, be circular, too. Adding a radius to the "planting bed" is no problem. But because of furniture in the lounge area, there's a conflict. It might be eased if you can expand the area near the house by another couple of feet, as it seems tight overall.. (Another issue I have in exploring this further, is that I don't know what is proposed and what is existing.)...See MoreKitchen Layout Advice Please!!! Is sink too far from refrigerator?!
Comments (14)Thank you so much to everyone who has taken the time to add their suggestions/thoughts! My husband is taking an entirely hands off approach to this remodel so it's nice to have others weigh in with their expertise and advice since I have no background in home improvement! HU- 187528210- I definitely see your point about moving the fridge to the left to make a tighter work triangle but I do agree with chispa that moving it to that location might interfere with the doorway to the laundry/mudroom. decoenthusiaste- Thank you for the diagram! It helps to see the triangle with measurements included. I did try moving the range and ovens to where the refrigerator is in one iteration of the design but worried that if I kept it there, it would be an issue if the oven door was open when one of the kids was running from the mudroom into the living room (behind the north wall). I also thought it would be nice if the refrigerator could be more easily accessed from the dining and living areas. palimpsest- You're right, a couple extra steps beyond what is recommended hopefully won't make too much of a difference! And as I said to decoenthusiaste above, you totally called it on the limitations of the range and ovens being relocated to the wall where the fridge is! kevin9408- now you've got me feeling insecure about my "kitchen desert!" lol Early on I had considered doing an island but, like I mentioned in my original post, I decided that keeping my kids on the perimeter of the kitchen while I cook might be preferable to having them in the kitchen while I cook. I've also seen so many gorgeous kitchens with islands but always think, "man, what a pain to have to walk all the way around that island every time you need to get something out of the fridge." Maybe there's an island solution to both of those problems that i haven't thought of but so far I haven't been able to make it work in my space :( Perhaps a mini island in the middle? Like a lone palm tree on my desert :) H202- Thanks for keeping it real. You are also right, it is so easy to get caught up in these details during the design process that become complete non-issues once the job is complete! I probably won't even notice the extra few steps to the fridge! But I gotta say, now I don't know if all of the wasted space in the center of the kitchen that kevin9408 pointed out will be something that looks particularly odd and bothers me when it's done. Will try to keep your wise words in mind though and move on:)...See MoreStan B
