Comments (12)If total cost is $110, then it would be about $20 to finish otherwise framed space. It is similar to finishing an unfinished basement if this area was planned as a "finishable" space. I am assuming that roofline is there and stairs are already there, and subfloor is already there (and designed for load). The real cost variable is HVAC - if you finish it later, then your HVAC won't be sized right and you may need a unit just for that space which can add a big chunk. Rough costs per sqft electrical $4 Paint $2 Drywall $2 Insulation $2 (mild climate) plumbing $0 - assuming no bathroom HVAC $4 Carpet $2 Trim $2 (includes door) Builder $2 (low to make numbers work...) HVAC is quite variable - it can be less if you are just adding a duct or two and not changing the size of the original unit. The comfort of a bonus room is climate and insulation and HVAC design dependent. Done terribly much of the time. I have a bedroom in a "bonus" area and it is just fine without spray foam. Comments (21)We opted to go with concrete. I didn't stamp it since most other decks/patios I've seen that were stamped collect and hold dirt in the grooves. We also didn't stain it since that option tends to need to be repeated once traffic areas wear through. You also have to keep the surface of the concrete clean from spills and stains during the build. Everywhere something spills is a spot where the stain may not adhere. Instead of all of that we worked with the concrete company and had our concrete colored. They added color dye to the entire batch of concrete and when it was poured it had a nice mellow brown tone. This blended in nicely with the house. Almost all of the synthetic wood decks I've seen have their issues. Some can be simply keeping them cleaned and free from mold, others I've seen suffered from sagging and swelling. All of them require some type of maintenance. We're going on two years and I've done absolutely nothing to our suspended concrete deck, patio, or covered concrete patio below. They are solid and sound. Not sure if you can utilize concrete or not, but look into seeing if your concrete company will add dye, maybe another option for you. I have a concrete porch consisting of just 3 steps with the top being about 4 ft. square or a little smaller. I'd like to make the steps larger and add a little decorative style. Wondering if I can add to the size without starting all over. (which I definitly won't do. - too much work) Our house has half-log cedar siding and a smallish cedar deck would look nice there too so wondered if you did that. Thanks a bunch. Comments (43)I put one in my basement in WI. Same thing, just chose a corner then poured 2 extra concrete walls while they formed the rest of the basement walls. Steel door + frame with a mortise strike and deadbolt, it's overkill but my door is fire and hurricane rated. I chose to do nothing for the ceiling (open to wood trusses) because it's only 8'6" x 12' I put 1 hvac supply vent in there to better climate control it, the floor is heated (because the rest of the basement had it anyway), and I added a small floor drain in the center. Added an alarm system control panel in there, and a landline (since IT rack is in there too). Room is on its own circuit. IT rack has HUGE ups (uninterrupted power supply) batteries to keep my internet/cameras up in a power outage, but it also powers backup lights in the safe room and can charge phones I use mine for my IT rack location and gun safe. Once I get to it, I plan to turn the entire room into a "gun safe room" in itself, then I'll have a cabinet in there with emergency supply stuff should the family ever need to sit in there. Eventually I'll hang a cheap TV in there if I come across a free one, to display house cameras. I too was torn between the "do I make this into a big functional room or just do a large closet" but decided on the latter since it would be used much more as a gun room than we would ever need to sit and wait out tornadoes as a family pics before floor was poured: If I designed it again, I might have just chose a location closer to my staircase/exit...See MoreNaf_Naf
