If you want more specific, detailed and/or professional advice it is best to ask your question in one post in a more specific and thorough manner. Even if I had understood the meaning of 3/3 the program you have outlined is too incomplete for me to be of much help. For me the design of a house starts with assembling the relevant needs, wishes, restrictions, and limitations instead of searching for designs published by others. If 3/3 hadn't been so puzzling I probably wouldn't have bothered to comment. Comments (13)I'd go for House #1. Thinking, get out that bad rental, and who knows really when #2 will be ready. Developers make all kinds of promises that don't come through, and you sure are right about the pricing. (will leave out long, nearly identical story that happened to friends, pricing left them in a pickle) Also, I know you're thinking playroom now, but not knowing how old your kids are and how long you plan to stay in this house, I agree with pixie_lou and lyfia's assessments. In the long run, I'd take storage/work area over an extra room to clean up any day. Nobody spends time in the side yards - choose the best backyard and then front yard/neighbors. And that's house #1. Comments (3)No, but that's not the point I made for your possible situation. Your, again possible situation, is that the open span of a garage might not support the weight of items you mentioned. Is it a 1 or 2 car garage? Are there an main supports holding up the floor joists? What is it? LVL? Glulam? Metal "I" beam? What size is the beam? How long is the unsupported span? What size are the floor joists? What is the length of the unsupported span? These are some of the pertinient questions that would need to be answered to determine project feasibility. Comments (14)We did what you are contemplating but thought we would save money and tax Bill. It was less expensive and we designed HVAC to be easy add later. I put loads of electricals so we had flexibility down the road. That was less cost to do at construction. Certain fire code items were needed as well. Truthfully, that was about 2/3 of the cost. So, we saved but then when we finished off that was cash out of pocket. So it’s a choice. If I had it to do again, I would do it all at initial build. Ours was 750 sq ft heated/cool space. And I wouldn’t have had the mess after moving in. Getting sheetrock up to second floor was messy! Good luck....See Moredarleneac59
