Comments (11)OJ, glad you were able to rehab the cultivator. We had a free-standing mailbox when we moved in, but it kept getting knocked down when we were negotiating the driveway. So we bought a large black box that mounts on the house. Love it, MIL saw it and liked it , a lot, or so she said. So one year for her Birthday or Mothers Day I bought her one just like ours. She looked at me and said her standard "I can't use it. Can you exchange it?" I took it back, gave her the money and more or less told her I wouldn't be giving her any more gifts, she never liked them anyway. Comments (9)Thanks for the feedback, Chicagoans: I added dimensions and layout and more info below. Sweeby: The island will primarily be used for kids (in K and 1st now, so a long time to go with a heavily used kitchen I hope!) homework, projects, Breakfast, Lunch and maybe some dinners. I want to keep the island all one level with no appliances etc so we can spread out.. The little drawers on the island would be for the kids to store their papers etc. I wanted them on the outside of the kitchen work areas... The other side of the island is a walkway and then panty space. More info: We will have a dining table along the back of the peninsula. I added approx distances and more info. I also posted an older house layout, although only look to it for general layout. The bathroom will be set back a foot (smaller shower), so we will gain space in the kitchen in front of the cabinet pantry area and the peninsula has been moved in to make the kitchen a bit smaller and room for the bench and dining table in the family room area... Comments (11)You 3 are too funny-I think you are all agreeing now so maybe that will be my tie breaker and the fridge will be moved with the oven! Rhome, . 2 DW's I may consider 1 1/2 and put a drawer in by the prep sink or by the clean up sink. I do hand wash my pots as I only have 1DW now and with 3 kids it fills up with cups and cereal bowls,plates quickly. Malhgold,That would be awkward carrying large pots to the far sink -not ideal. bmorepanic-I like the idea of the pocket door! One of the KD did feel it was tight when the sink and fridge were together.So she moved it next to the oven! This means extending the wall (which is fine!) to 12' to accomodate the 36" oven and the 48" fridge. Here is a photo (this is a prelimin. freebie design so they have not had much input yet on any specifics re. cabintets) She also drew up the other areas but the 1st round of drawings did not have the larger french doors and some other things we are looking to do (one level island and wet bar will have a small bev.fridge-not the large one shown here!) Thanks for all the votes! And for the extra input on the DW and the french door placement. Anxious to see all this drawn out better now.I hope it doesn't appear crammed -we certainly have a lot of floor space so I hope we are using it ok. What makes you say that I don't seem to take into account the associated costs of removing bearing walls, when I clearly stated above: "I hate surprises, especially big ones. That's the reason we would like to know BEFORE we commit to this project just how many dollars we'll be spending on putting in beams, RELOCATING PLUMBING, ELECTRIC, DUCTS, etc." All the affected rooms will need new flooring that's not a news item for us. We also know we will need to spend money on floor matching if we enlarge the narrow opening between the kitchen and dining room. How much we will spend on this kitchen reno will not be limited so much by our finances but by the value increase that a large family kitchen will add to our 3000sqft , 4 bedroom house that has one big problem: A tiny, 60's kitchen more befitting a small cottage. We just simply don't want to overspend. The estimated size of the value increase will mostly inform our decisions....See MoreSheila F
