Comments (2)Probably the cheapest woodburning fireplace would be a prefab for about $5K. That's an absolute minimum--no mantel, no frills. And I agree with christopherh; most of the heat will go up the chimney. If you want heat, not just a pretty flame, go to direct vent technology in either a stove or a fireplace, preferably gas, either natural or LP. A stove would be cheaper. The newer styles are stylish and attractive. If you're really committed to burning wood, consider a stove, one that's designed to be energy efficient. I doubt that you can legally build the 2 fireplaces you are considering, one inside the other outside and sort of joined at the hip. They may be back-to-back and touching, but they'll each have to have their own venting system....See MoreARGH! (please read, I could use some help)
Comments (55)Well, I think it is sad that the world has come to this. All because of a bunch of ignornant people (nobody here) getting a breed they dont know a lick about, and dont give them what they need. I know Germany has a ban on many dog breeds including Dobies and German Shepherds...Sad, sad, sad. I know of incredibly responsible owers of dogs which are under the bully breeds and their dogs could not be more gentle and well behaved, and yet I know of dog owners who hae under 30 pound breeds (mostly accepted here in the apartment world) which are out of control yappy and aggressive towards any other animal or person. I know of a person who takes pitts out of the ring and works them into search and rescue dogs - this takes a tremendous amount of energy and dedication, and those dogs never go back to being aggressive towards anyone because they are now in the right environment with jobs to do and people to save. I had a heck of a time getting an apartment for my mastiff mix, i had to include a tremendous amount of paperwork including refs from my local humane society's behaviorist, It may be this is out of the managers hands due to insurance regluations. Tho I would ask if she might be willing to work with you on this. If so, I suggest your take your dog into a behaviorist to get it evaluated, and have the behaviorist write the management a letter. You never know what might work. I do think it is a shame there are biases towards these dogs, I also undrestand peoples concern. I know for a fact that many people in southern California bought bully breeds when the Night Stalker was on the prowl, they wanted cheap 24 hour protection - when the guy was caught, alot of people just opened up the gates to their yards and let their dogs (many with behavioral problems) go out to live for themselves in the street. I relaize this is a huge problem, but I fear for the future of these breeds deemed dangerous because they are not brought up in an environment where they get what they need. Any dog can turn viscious in an unhealthy environment or due to health problems...I dont like debating thsi because so many people are so passionate about this - for and against. I wish you luck in your search for a resolution with your dogs, and hope you can find someone or some place willing to work with you. Comments (90)Well, I was going to splurge and have someone do the backsplash for me... I got the first quote back. If I supply the tile, they will supply the thinset, grout and sealer. 27 sq feet for the low price of $850.00. That seemed a little high to me... Thinking of beveled edge over sized subway tile for most of it with an accent piece behind the cook top. This is what I am thinking for the accent... Comments (16)No worries, its not mean. Thanks for the feedback. You are correct that the lanai looks huge in proportion. Obviously it isn't scaled but I was trying to have the lanai go across that entire side but with the dining area and master pushed out then it makes the entire area pretty big. We started with a plan that was straight across but decided to push out master to take better advantage of the view and we had thought to separate lanai somehow between main area and master to make it more private. That area needs more work, I agree. I was trying to avoid that bathroom situation actually. The guest bathroom and kids bathrooms are both tucked down a short hallway although perhaps their entry doors are still too visible as drawn. I'll look at that as we do better drawings. The master is one of the reasons I posted. It does not enter through the bathroom at all so another failure on my sad sketch. I have had difficulty envisioning a good layout for the master plus closet and bath. We did not want an entrance door to the room straight off the living room. But we also want to have the bed on the interior wall facing out to the views so its difficult to place the closet and bath entry. I wanted the closet and bathroom closet together but I also dislike the idea of entering the closet through the bathroom. So I came up with one plan to have hallway going straight towards the master bedroom but just before entering you can turn right to a short hall leading to walk in closet on the right and you pass by that to the bathroom entrance. My husband thought some more buffer between living room and bedroom would be nice so this plan has the same hallway to the right before you enter the master leading to 'hers walk in closet" and the bathroom but also has a regular "his closet" with sliding doors along the left side of hallway as you approach the master bedroom. The hallway as you enter to the master bedroom area could also be completely closed off by a door so that entire area can stay private. Does that seem more reasonable?...See Morecontessa29
