Comments (78)Whether it is possible to build a house without an architect is not the relevant issue; the issue should be whether or not you want to "go to school" on your own property or would rather spend some money to get a house that is even better than you had hoped for. It's like cheap insurance or the bargain of a lifetime you didn't expect. I won't bore you with my experiences in that regard but it is common for a client to tell me their project is perfect and I always tell them it should be considering how hard we worked on it. Any good building design is primarily due to the power of the collaborative process. You can't collaborate with yourself and all collaboration partners should be very familiar with you, your family, and your property. Comments (5)I like Visbeen too, but would never have the coin to build one of his plans. Most are a bit big for us. But great character. (A gym under the garage? Sweeet) I really also like Stephen Fuller. Lots of character details, efficient use of spaces. On our 'short list' is the Wakefield, but he's got many variations on the int/ext in the "Classic Suburban" collection. It's got many of the features you (and us) want: adults down, munchkins up, good light for the kitchen, some 'southern charm' like porches front & rear. I especially like the extra living area upstairs. Gives the kids a public place to hang out all their own. It does have a detached garage that I suppose could be enlarged to 3 wide or tandem depth, and you could always flip the plan to get it on the right. Some are better than others but, yes, it IS clearly possible to get 5 bedrooms in a house under 2800 sq ft and there are plans available out there in all kinds of different styles that do it. The ones below are not even all of the ones on e-plans that meet your qualifications and I'm sure you can find other designs on some of the other on-line plan places. Comments (5)Thank you for the suggestions. I was thinking about eventually anyway finishing the basement -except for the hvac/storage area. We would make an office for my husband (he will work from home full time) a craft room for me, and maybe another spare bedroom. The rest would probably be open for a family/ play room. We would probably put a full bath down there too. I have been looking at egress windows and put in as many as I could. I have also been looking at lighting. I grew up with a walkout basement and j really love them. Thanks for the tip about log cabins. I have thought about the loft. I really like that idea and wonder how much that would cost.
