Comments (10)I use a Dremel engraver as my first choice when I encounter a broken bolt where the break is below the edge of the bolt hole. I place the tip of the engraver near the outer edge of the bolt circumference and slightly tilt the tool so the engraver tip is hammering/vibrating in the direction to loosen the bolt (CCW for most bolts). If the bolt thread stub is loose in the hole. the vibration of the tip makes the stub sort of "dance" in the hole and quickly backs it out so you can grab it with pliers. I have actually used this trick to coax bolt stubs completely out of holes where there was not even enough room to use pliers. In those cases I learned that it is best to relocate the engraver tip from the broken face of the bolt over to the threads themselves after the stub emerges from the hole. Comments (43)I had a couple of holiday surprise guests too--at noon, with the gathering scheduled to start at 2 pm, my son asked if it was ok for his ex-girlfriend to come! They split quite awhile ago (he broke up with her) but I knew they were still reasonably cordial. I'm not sure exactly what the status of their relationship is now but I have always liked that girl so it was nice to see her. And my daughter asked if a close friend could come. Friend is a Jewish vegan so it was a little challenge for me to ensure there was food she could eat. It all worked out and I am so glad I always have a few gift items on hand. Gave ex-girlfriend a Godiva chocolate bar sampler and a nice candle. Daughter's friend got an iTunes gift card and a joke book of the world's worst album covers (she and my daughter are both into the indie rock scene here). They both seemed to have a great time. Son and ex(??) went home to her place together, and my daughter's friend told her afterward 'Christmas is fun-I might have to find a Christian boy to marry!' :). Had we proceeded my number was $150,000 pending soil, water,lead, and air testing, on his dime, plus an escrow for full asbestos remediation and complete disclosure on any other known defects or hazards. That's not going to happen so we moved on. I think the seller's a terrible human being. This guy would have allowed a family with children to move into a home that could ruin their health and finances. The abestos in the house is not the hard-pressed tile kind that is only a problem if it's disturbed. This is the soft, flaky airborne kind floating in all the crawl spaces and in the utility area. The photos look like a poster child for the EPA's website. We notified the seller that we were voiding the contract. He revealed to my agent that he knew about all the problems mentioned so he wasn't surprised. Apparently, this very scenario has happened to the seller before. So, it sounds like he's planning to wait for the next buyer and hope they have a less thorough inspector. He believes his property is worth a million dollars and he's wants his money. Virginia is a "buyer beware" state that allows homeowners to either disclose material defects or disclaim knowledge meaning the owner makes no representations or warranties as to the condition of the property or any improvements. I really don't know if some future buyer would have a giant lawsuit or not but why should they ever be placed in such a position? I wish there was something we could do to warn others. That being said, the contract says we are to provide him with a copy of the home inspection which has been sent. Will that help the next buyer? Probably not. However, I do suspect the word will somehow spread in the realtor community that the property comes with big, flashing, caution lights. Good news for us...we made an offer on our "back-up" house. Great lot, same area, fully rennovated, much smaller but now with a much smaller price tag that will enable us to build an addition. Due to a relocation, the sellers are very motivated. After six months on the market, they've seen the light and cut the price by 25%. We jumped. It'll be a great home if it all works out. Comments (64)I would like to see a Carol Burnett marathon on some station. I'd be glued to my seat all day and night, and so would DH. The skits with Burnett, Conway, and Korman were priceless. And the time Carol basically dared a young man from the audience to come up and sing, and he did, and did a WONDERFUL job with "What I did for love." And the time Carol had Beverly Sills on the show, and sang with her. Chills! A locked chord whenever I hear it still gives chills! As a kid, we didn't have TV. But later, I remember George Goeble's gentle humor, and Tennessee Ernie, and Perry Como. Yes, I miss the variety shows. Who knows what we'd see if that format was brought back?
