What's Wrong With My Olive Tree?

Hi all, I have a small olive tree that I've had for about 3 years. Recently I've noticed what looks like some fungus or disease infecting my tree. There is lots of brown/white spots on the leaves and big holes in the bark...not sure if that was there before. Can anyone tell me what is wrong with my Olive tree?

They originate in hit dry Mediterranean climates. Looks like fungal disease that may be due from overwatering or excessive rains or both. Yours is looking kinda bad but olives are tough tough tough, living hundreds of years.

New growth looks good. If it was me I would spray with a fungicide, make sure you can use it on olive trees.

Thank you all for your replies. To make matters eve more complicated, today I walked through a nearby neighborhood and at some point, I passed one area that smelled EXACTLY like my tea olive when I bury my nose in it - except in a very wafting, enveloping way. You could smell it all over, it was strong. It was already dusk towards dark - and my daughter and I desperately tried to identify the tree that was projecting the fragrance, but we couldn't found anything. I could swear the fragrance was the same I detect in my tea olive - except powerful, it enveloped us. Very apricot-like. Maybe my tree is too young and maybe blooms are not as fragrant in their first year. This seems far fetched though. I need to talk there again.

its september.. days are getting shorter.. and trees are shutting down.. the result of shutting down.. is ugly leaves.. we do not treat leaves that will fall off in a few weeks or a month ... trees that are stressed.. can shut down early... stress might be heat.. drought.. hail storm etc.. related.. everything that happened to the tree since the leaves emerged.. causes ugly leaves in fall .. care to tell us what this trees been thru since early spring??? bark maturation and weirdness doesnt really bother me... nothing you can do about it.. other than observe it.... but.. could we see the whole trunk.. including where it goes in the ground.. is the root flare apparent?? ken

Fungicide is effective when used early in disease. Not when full blown problem.

The holes in the bark have been there for more than a year.

Is fungus the cause for the gaping holes in the trunk and branches? or is this a normal look for a gnarly olive tree?

Don't think normal for a young tree like yours, maybe for one that's decades and decades old. Not to say; however that it couldn't survive after treatment. I don't know of a treatment but imagine readily available info online.
