Help me plan for building a new custom home FAST
Comments (41)LAURA12:: You didn't see your name at the top of two of these replies in bold, to the right of a pink star, one response each for your two posts? :P This forum has provided me with some great feedback, but the layout, search features and almost everything about the website itself could be improved and made more user friendly. 'Skeptical', maybe. Maybe 'ignorant', 'naive' or 'just starting' plus 'stubborn' (or if we're gonna be friends, 'determined') would more precisely describe my mentality lol. I saw FHA, new construction and other very affordable down % and took that into my want for a custom home, not realizing that the custom requires more up front. Your cost breakdown is quite helpful and the $150/sqft mark makes sense when I consider the prices I've seen for houses other than ticky-tacky. This one here we're currently renting sold last April sold for something like $91/sqft, and the more I'm seeing, the more I realize how good a deal that purchase was. I'm now more strongly leaning toward more of a mass construction and I'll be sure to keep asking about any kinds of alterations with regards to resale value. Comments (0)We are in the process of building a 2000 sq. foot house on about an acre lot. It backs up to a small canal. The lot is 125' wide by 275' and then we own into the canal. The house is 100' from the front property line. Question is... how many "large" trees is TOO many? We plan to plant the new trees on the property in the fall; right around the time the house will be completed. These are the trees we are planning on: Catalpa - definite (came from my grandfather's property) Red Oak Magnolia Pecan Japanese Blueberry I want the oak tree in the back yard for shade. So was thinking of putting the oak tree in the back slightly left, catalpa back right. Magnolia and pecan in the front... that leaves the japanese blueberry. Will this all fit? Lol If one has to go, it will probably be the japanese blueberry. We will also have a garden and small fruit trees behind the backyard fence. I will try to upload some sort of a drawn out design when I get a chance. Curious on your thoughts. :) P.S. I know the brittle limb nature of the catalpa and pecan are cause for concern, but we want the catalpa for sentimental reasons and the pecan for the fruit. Comments (9)The best houses are 1-1.5 rooms deep, absolutely no more than 2 ("rooms" include garages and covered porches). Light and breezes have a harder time reaching interior spaces when the house is fatter than 2 rooms. Because of this, the best course of action, I think, is to toss this plan altogether, sorry. :-( The Philippines is a beautiful, friendly country, with a rich culture... Would you consider hiring a Filipino architect to design you a great place that works with the spirit of the locale? You could really get something awesomely special! Side notes: -- Bedrooms on corners are awesome, but take care to place windows where you have enough space for drapes... extending the curtain rod 8"-12" on either side of the window is best, to make a window look larger, and to allow the fabric to be pulled completely away from the glass. -- Most Americans will think it's strange to have an outdoor laundry area, but if this is normal/expected in the Philippines (it was where I spent most of my childhood, outside the US), then having a powder room instead is a good idea, I think. :-)...See Morenew house build- worried about mixing woods in open floor plan.
