jewel, Mom got quite ill and ended up in rehab. I live 3 hours north, my brother 2 hours south and little sister is in Montana. Told her she was going up north with me or into an apartment. Her sister (91) lives 1/2 block from apartment, promised them I would not separate them if at all possible. Well, now that the move is imminent, my Aunt fell Sunday night, broke her hip and is now in rehab. Don't know if she will be able to stay in her apartment after all. Poor ladies, I so wanted them near each other.

Sail away brought up a very valid point on his post. Empty houses on the market. I don't think it being empty will be a problem, but what will the home owners insurance company say? I'm hesitant to call the insurance company, although I will be staying in the house once in a while, until it sells.

Kathyg, when I sold my former house my agent/broker knew we had moved (clearly, she had written the policy for our new house) and that the house was empty a few blocks away. She didn't insist I change the terms of the policy on the first house, called me a couple of times to see how close to being ready to list for sale so she was aware and keeping track. We had moved end of Nov, I updated for showing at my leisure doing some of the work myself and listed May 1. The house sold right away, less than 30 days from list to close. Just as it closed, I rec'd a letter warning me that my policy wouldn't be renewed as written on its renewal date which was July. I cancelled that policy May 30 without changing to one written for a vacant house.

With mothers home last Fall, different company and city, I called to cancel her auto insurance - she had agreed to sell her car and not drive in her new larger city. And didn't mention her house or that she had moved, all mail was being forwarded, an order placed at the PO (knew her car coverage cancellation notice and refund check would find her easily). She moved Oct 1, we listed Oct 18, and the house closed Nov 30 - at which time I did call and cancel her homeowners policy.

I don't know if that was the correct way to handle it or not, I was going by my agents advice and it worked out with both home sales. When I cancelled mothers homeowners policy, I did arrange a renters policy for her belongings, very inexpensive at just $100/year for contents of her (Oregon) apartment and some personal liability coverage.

Kathy if you list with a realtor ask for an exclusion on the two buyers you have. If either one comes up with a mortgage, you would not need to pay the commission if you list with a realtor.

Handy man can't get mortgage, so 3rd realtor coming by tomorrow, so will have to choose one now and get this listed!

Updates!

3rd person wanted to buy house! Hot market! She's a realtor and wanted for self. Unfortunately she is going thru divorce and her name still on mortgage, so can't get one for this house.

So, I meet with realtor I had chosen next Thursday and get this thing listed, finally.

I had roof replaced over the back sunroom, but the laundry tub pump up in the basement isn't working. DH says it might just be bound up from disuse and need a screwdriver stuck in it to get it going.

In the meantime, my mother fell and is now in rehab. She was only in her new apartment 13 days when she fell. Fractured pelvis, knicked her artery and a brain bleed. Supposed to be released July 7th.

Been a rough go, but hopefully things are improving.

Realtor said to price at 139,900 and would probably get 134,900.

I hope everything works out for you with the listing, and your mother can recover and enjoy her apartment. Is rehab going OK?

With some of the smaller things that came up from inspection with my mothers house (she admittedly had been letting some things go), we just said NO, not fixing. The buyers didn't bat an eye, they signed and it closed. I'm sure having the house sold will be a relief to her- and I wish you both the best.

Good luck with your listing. When my mom passed I completely redid her home. Had all the hardwood floors polished, new front door, new sod with flowers lining the drive, kitchen and baths retiled. It sold so fast it was amazing! I liked the buyer. She said she could feel love in the house. My only regret is mom never got to see her house all fixed up.

Thoughts to your mom. I hope the rehab is going well. Is she in the same place as her sister? I'd like to see those ladies together.

No, not in same place. Aunt will be returning to her apartment on Wednesday I think, one of her daughters will be with her for 2 weeks. My Mom will be released on July 7th if all goes well to her apartment. Their apartments are 1 block away from each other. My Moms has meals and cleaning included. Auntie's is in an apartment building for seniors only, but no other amenties. I truly want them to stay near to each other as long as possible. Auntie 91, Mom 88, both have b'days this fall!

If I have to move Mom to an assisted living place at some time, she will be moving close to me. I live 3 hours north in northern Michigan. I am doing everything I can to keep them together.
