Building a new home.. Accomodate neighbors parking issue??
Comments (35)Robin -- you might be surprised about the perception of privacy. We recently moved from a city duplex with 10 feet between us and the next duplex. However, we had a 6 ft privacy fence on 2 sides of the back yard and a 6 foot stone wall between us and our wall neighbors. The house was also built with the proximity in mind and our windows were mostly transoms up high on the sides. We never saw and rarely heard our neighbors on either side or behind us (an alley) unless we wanted to. Now, we are looking in another town. It isn't a city and lots are quite a bit bigger. However, in most places fences are not allowed. In some places, 5 back yards are all facing each other in relative proximity - as in, I and your other 3 neighbors could probably tell what paper you were reading and whether you drink orange juice or milk at breakfast. Comments (7)I don't foresee 4 inches of topsoil in your future. Looking closely at the walkway there is some bit of a drop off down to the soil level, but it looks like you could bring in a few bags of topsoil to even that out over toward the middle of of the yard. If you bring in 4 inches you will definitely change the way water drains off of your property. If it drains back into your basement you will regret paying for that extra soil. I don't see a need for a lot of soil. Your clay soil is already being fixed by all the roots from the weeds. Those roots are a gold mine. What I would do is weed eat the existing weeds down to about 4 inches tall and keep them mowed at your mower's highest setting. Even a weed patch can look much better when it gets regular mowing (ask me how I know that). You will find you have a mix of grassy plants and broadleaf plants (clover, dandelion, etc.). Then what I would do is spray the yard with something like Weed-b-Gon to kill the broadleaf weeds. You're on a compressed schedule, so all this has to happen immediately. After the weed killer you should be left with grassy plants which are well adapted to your area. Keep mowing weekly until you notice the grass has stopped growing. At that time, fertilize the "lawn" with a high nitrogen, fast release fertilizer. Urea is good if you can find it. This will set up the grass to awaken healthy next spring. Then in the spring, after you have mowed real grass for the second time, then spot spray any broadleaf weeds you see. The grass should come in fast and furious with the late fall fertilizer. You may have to mow twice a week to keep up with it. Some time in late May you should notice the grass slows down and is not growing as fast. That is the time to fertilize for the first time in 2019. I usually target the end of May for that. Organic fertilizer is great, but any chemical fertilizer works, too. If you need grass seed, I would tend to stay away from typical lawn grasses and go with a prairie grass adapted to your area. I would look at the many varieties of wheatgrass. Talk to some livestock ranchers to find out what grows well for them. The main difference between what they do and what you are going to do is you will be mowing every week. Some prairie grasses can handle that and some cannot. You will find that niche grass eventually. Comments (65)I am referring to my personality, diving in with no planning. Not listening to solid advise. Being offended when opinionated house posters blew it up with critiques.Taking offensive to snooty, condescending summaries about a plan I had chosen. Not seeing past the tone of the message, not looking for someone that would work for me and with me. REFUSING to respect that there is a reason we each excel in different walks of life. Just don't mess with the ones you don't like, same philosophy with all our life choices. You'll hate some, but, there are professionals that truly could have helped me build a better home. I was not receptive at all, just got angry. I'll show them! I Disregarded that the chosen CAD program had flow issues. I didn't even understand the basic drawings. it did, it does.I have zero ability to translate a 5x7 closet into how that closet actually works. The laundry room, same, way too small. pantry, too small. what do those little drawings mean! I have two trained architect friends, and I was certain they weren't understanding I had to move, quickly, with no time for frivolous refinements. Had to break ground by fall, all those laid off Craig's list tradesman would certainly have more time, give my project the thought it needed, and I assumed you wouldn't say you could dry wall or tile if you couldn't. I could not visual the literal size of the storage closet, I now proudly call the master closet, for instance. Being driven by trend threads, that seem good on paper. Was that what I really wanted? Didn't take time to put true thought into those decisions. Did I really want them? Some yes, some no. Driving on to save money, I assume anybody with a lick of vision can hire quality work. So not true, I paid 4 times for new drywall, new painting, and it still is full of ruffles and ridges. Hire the legit drywalling company, wouldn't have lost 2 months with redos, paid excessively, interest hike during the never ending down times, of course interest rates went up.3.99 start build, 5.75 end build rate. Passed on licensed company to do the drywall, He gave me a two week time frame, (way too long in my narrow world)and was 3,000.00 more. So, hire some bozo on Craigslist that promised to get it done in half the time at half the cost.That decision cost me TWO MONTHS! for that investment,I paid up front, they needed supplies, and had me handcuffed, they already had my money. "save 3,00"ultimately costing me literally 4 times that, project set back two months( they showed up about 2 hours every other day and I swear they had no idea how to drywall. Flunked electric 4 times for COO, still have switches/ outlets with no idea their purpose. So, to answer your question, I paid 18,000. for a master bathroom, the tile job and the layout and quality is not good. With proper forethought and workability analysis this would definitely have been avoided. I could have hired someone to explain basic size, what to demand in workmanship, As in earlier post, I am just verbalizing my specific experience and begging you to not to buy that dress at Barneys just because it's 90% off. We were rear ended in 14, can't walk, but, I still want that dress from Bsrneys because it used to be the perfect dress for me. realize needs change, and you if it's an impulsive decision, it will sit in your closet with all the other GREAT deals. Comments (10)We live in a [gasp] tract home that we bought when it was in the framing stage. Every Friday on my way home from work I would stop and walk through, and take photos (so I have photos of where all the plumbing, electrical, etc., is). When I would notice things that weren't done properly I would point them out, and it was rarely graciously received. Even though the builder allowed a certain amount of customization, all customization had to be fully paid for in advance, in cash, before it would be done. Nonetheless, an often-heard reply to what I would point out was, "until you close escrow, you don't own the house." I would always reply that there was no way in hell that we weren't going to close escrow because we had sold our other home and had loan approval, and we weren't going to walk away from all the money we had paid for customization. And then I would say they could either fix it now when it was easy to fix, or they could deal with me after escrow when we were still within the warranty period and those fixes would be more difficult, and more expensive for them, to do.
