First let me say, I really like your new kitchen and how it works so well now with the downstairs. Bravo. I remember all the versions you had.

Just two things about the kitchen.

Make sure the dw is not in the corner so you have enough room for opening the door and having a bit of breathing room. I personally would prefer it the sink being off center if it would provide more room on the left of the DW.

And make sure you have enough room between the sink and the cooktop so if one is at the sink, another person can be at the cooktop. What's nice is you can have 2 or even three people in the kitchen working at once.

That dining room with the bay window is going to be awesome and having a nice large living space will be too.

Now for the house:

The downstairs bedroom is small and with the closet you wouldn't be able to get more than a twin or maybe a double bed in. So I moved the closet to the hallway, and made that alcove part of the bedroom "suite" by enclosing the bathroom for just that bedroom. You already have a powder room on the first floor so this allows your guest (I believe you said it was a sister mostly) to have more privacy when using the guest room. Now the additional positive is you have a larger closet so part of it can be for clothes and a small section can become a linen closet.

Second floor, balcony bedroom: switch door to other side of room. You will be able to have a closet or bookshelf at the end of the hallway.

Second floor, new shared bathroom: can the tub/shower combo go at the top (gets window out of the shower)? Scoot the door down. Toilet opposite linen closet in the window alcove. Lots of space for two vanities.

I'd definitely consider CP's and Oaktown's suggestions. New Master Bed on the second floor also needs a window on the left side from the vantage point we are looking at.

Really like Cpartist's revisions to the downstairs guest bath. That was the first issue that jumped out at me and cp's changes make it a nice guest suite for the grandparents. Is there any reason for the hallway going past the balcony bedroom? If not, I would incorporate that space into to the bedroom.

Congratulations on tackling the renovation of an older townhouse--always an interesting challenge. If it was mine, I'd eliminate the existing living room powder room (it's too awkward to use when guests are present), and I'd redesign the bath for first floor bedroom to allow guests to use when needed. One of the challenges in renovating older homes is storage and closet areas (there is very little). I'd find a way to add better closets to the existing second floor bedrooms. Architectural note: interesting notation. I always used (E) for existing and (N) for new, rather than EX and NEW. I had to think for a couple of seconds as to what the notations meant.

I think you should pay cpartist a design fee for the improvements to the plans.

Thank you cpartist and mojomom for you feedback on the guest bath. I think it's going to end up being a compromise. I really want some kind of "mudroom" area or at least a place to store coats, close to the back door. I'm planning on putting a bench and coat hooks in the area between the 1st floor bedroom and bathroom.

I know it's not an ideal guest suite, but I think it's more important to have the mudroom which will be used everyday rather than a perfect guest arrangement which will only be use 2 months out of the year for now. Mostly that bedroom will be a playroom. I'm hoping that the shallow pantry will shield some of the clutter that will probably accumulate in that space from the main kitchen and provide a bit of privacy when guests are staying with us.

We had thought about moving the door for the balcony bedroom on the second floor but I was worried about where a bed would go. There's so many doors in that room and I wanted one free corner to put a bed.

I originally had a different plan for the second floor hall bathroom:

This arrangement didn't have the bathtub in the window and gave us an extra closet. The architect thought that the bathroom door was too far from the bedrooms and changed it around.

Which bathroom layout do you all like best?

I like the first layout better, with the door closer to the bedrooms. In the last one posted, I dislike the the toilet right across from the door, and the W and D in the same room.

You got great advice above re: first and second floors. A couple comments on the third floor: BR with 2 closets: the doors placed in the middle of the walls are awkward and limit furniture placement. Bottom BR has no closet, and middle BR closet has the awkward angle. I can't tell dimensions, but if those 2 long closets work as walk ins, then one can go to the middle BR and the smaller closet can go to the bottom BR, as mocked up below. (Not sure if there's room for a WIC there; probably a reach in so doors would be different and open out toward the BR.)
