New replacement window advice

Hello

been through the ringer with quite a few estimates that has my head spinning. We saw the usual suspects such as window world, renew, universal window, and 2 local contractors. One contractor who has a company in very good standing is offering soft lite imperial windows in triple pane glass with argon and lowe glass. We have 11 double hung winds and a larger that doesnt operate(fixed unit). His price " with a special" comes out to be 629 per window. I know pricing is regional, we are in ohio. Is that price too high or is it normal for my area? Also some thoughts on that window product.

I am not a pro, but I would steer away from the Window Worlds and the like, and go with local contractors - have you checked Angie's List?

This is just me, but I opted for double-pane instead of triple-pane. I live in the Chicago area, and triple-pane is pushed hard. I was stubborn and chose double-pane and am very happy. Mine are wood-clad - vinyl should have even less infiltration, so you may want to save money by choosing double-pane. It's more about the quality of the window than double-pane vs. triple-pane IMO, but as I said, I am not a pro. Just my $.02.

Bukeye, you are at the epicenter of the replacement window industry. in fact, i would call it the nucleus if the window atom. Your window selections are wide and plentiful and that can get to be a confusing ordeal. I would rule out window world and renewal for obvious reasons. Universal use polaris windows which are made decently but arent very appealing to the eye and not at the upper level that some other manufacturers would be. The imperial window is a very nice product with a wide array of options. That would be my choice and your price seems like a good one. What area of ohio are you from? I spent quite a bit of time there in a former life. I assume you are a die hard John Kasich supporter?( i hope)

I have had glass replaced by a glass company. They came out, measured, cut the new glass, popped out the old and installed the new. Google a glass company in your area.

Emily - Your dog sounds like something else. 100+ pounds?! I'm trying to picture which breed of dog is that big. We have a Great Dane in our neighborhood and he's got to be all of that. Seems to be a very gentle dog, but his size is intimidating. And he has an owner who looks to weigh less than he does. I am amazed that she can manage the dog on a walk, but she does. She had to restrain him on his leash, as we tried to pass with our dog who was barking too. I don't know how she managed. She is literally the thinnest person I've ever seen and short to boot. I don't know if you've tried obedience training, but I highly recommend it. We had private lessons with one of our dogs, for the whole family and it made a huge difference. The dog could be counted on to do what you asked him to do. And our dog was only about 60 pounds. It made him a cherished pet that we had no issues with at all. We did work at it consistently and practiced to keep it fresh until the obedient response was consistent and predictable. Good luck with your window decision. :-)

John, Some pictures will help out us by letting us see what you see. As a general rule, if you are setting a pocket/insert style window...you will have to cut through or removing the flange if we are talking about a vinyl window.

Replace with sliding windows or new bay view window?

IMO post the new plan . Maybe the guest would like a door to the outside. Then oyu just replace that bay with a sliding patio door or french doos which ever works with the exterior . I also love the box window look but really we need to see the xterior of the house and aflooor plan of thenew and old spaces together.

Ha. Yes, we love john kasich. We are in the cincinnati area. Thank you both for the advice, i guess we made our choice.

Kasich is a very nice man, met him more than a few times. My father met him on mutiple occasions.

Cincy is a great area. I had an opportunity to invest there 6 or 7 years ago and i didnt; stupid me. What they did to the downtown area is awesome, similar to the dc area.

Soft-lite's Imperial LS is a very good window, and the pricing you received is quite good for TP.

Thank you winkster 53. Downtown cincinnati is very nice and that area is growing. We are about 10 minutes from the downtown area. Is that where you are from? We are signing a contract with the soft lite rep this afternoon. He actually took off another $200 from the total cost for us.

I was almost smack in the middle of cleveland and akron. Cleveland also went through some changes for the better. Ohio is a very underappreciated state. The water front by cleveland is a hip area.
