We've had this problem for years on every single hinge in our house. It's definitely not graphite, it's the actual hinge grinding itself to dust. Our house is only 15 years old, and some of our hinges have worn down 1/4" or more. We haven't found a lubricant that works more than a few weeks. The black metal dust has permanently stained the carpet and woodwork, and needs to be scrubbed off the trim every couple months or so (photos show approx 3 months worth of powder on lubricated hinges). I've never lived in a house where I had to lubricate hinges every few weeks and clean black dust off the walls and carpets from worn hinges. I feel like it's just the result of really poor manufacturing standards in the hardware industry during the era our home was built (around 2002) . It would be a pain to replace all our hinge hardware (70-something hinges), and who knows if the replacements would be the same.

I made several similar hangers for a friends garage---flat iron stock cut and welded to make the mounts, holes drilled for the 3/4" rebar cross piece, and 1/4"(or 3/16") cold rolled round stock bent as hooks. Then painted. Take that picture to any welding shop and they can make theose up is a half hour or less.

I was thinking of doing the same thing. Painting my interior sliding door back in the dining room with light oak floring with white windows in the kitchen. I think everyone's correct in that a glass garage door won't provide the insulation needed. We're building in Knoxville, and are putting a Clopay glass roll up garage door in our pool house. It'll be nice to open up during the summer to overlook the pool, and not a big deal in the winter when the pool house isn't in use. For our home, we're going with the multi-glass sliders to connect the living room to the back deck. Yes, it's a ton more expensive, but necessary to keep the home comfortable In all seasons.
