Just a few preliminary thoughts-

Your room sizes add up to 50', which tells me you haven't included wall thicknesses. At a minimum of 4-1/2" thick walls, the 6 walls add up to 27".

How are you going to get into the BR in the upper left hand corner?

Center the doors on 8' wide closets so you have hanging space on both sides. And a 10 X 10 closet has wasted space in the middle. Cut it down to 8', or even 7' wide.

What is that huge storage area for?

Consider where windows will go, and what the potential view will be. We live in the country, and it's hard to express just how much impact our windows have on our overall feel. We don't even have window treatments except in the bedroom and bathroom because we have such privacy.

If you are planning to work with an architect, don't spend too much time on lay-out, but instead consider what your wants and needs are, and then let them run with it. It is VERY important to design and site the house in proper relation to your property. I'm not much good at floor plans, but what you have seems to need a lot of work.

I think while this may be a fun exercise like doing a puzzle, it has no relation to how a house and its rooms should be laid out.

Since you are working with an architect you'd be better off spending your time putting together a list of your needs, your wants and your wishes. Mention which rooms you'd ideally like near one another, and which rooms you want separated. For example, do you need a mud room? How many bathrooms would you ideally like to have? I see you have a craft room.

Put together a list of all your storage needs, both inside and outside the house. I see you also can get from your master bath/closet to the laundry room. Make sure the architect knows you want that.

Then gather together pictures of rooms and houses you like. Make separate ones for each room and bring all that to the architect. Ideally your architect will come out to your property, analyze the site and situate the house on the side so you get the best light, etc.

I promise that a good architect will come up with something a heck of a lot better than what you did.

I'm probably not understanding what you are meaning to say, but aren't you going about this in the wrong sequence? Don't you need final construction drawings and specifications for a meaningful (and binding) bidding process? Otherwise, all you are getting is "estimates", and few builders spend much time on estimates. Some builders even make a practice of low-balling estimates in order to get an owner to work with them, and thereafter the owner finds out that there are going to be a lot of extra charges for work and for equipment and finishes the owner assumed were included in the early estimate. Be cautious and do your due diligence!

I am confused. Where is the front door? I can't even figure out how you enter the second floor bedroom. Do you have any HVAC experience? My father does HVAC and he wouldn't suggest the furnace room right there. I am baffled. You're spinning your wheels and wasting your and the builders' time bidding on a house and floor plan I guarantee you won't build because there's too many problems with it. We found our builder first but we didn't ask for a bid before we had architect drawings. It was more about finding a builder that was the right fit for us and built homes that we liked within our budget. The builder helped us choose an architect and has been very helpful during the design process.

Thank you for your comments and advice. We live in a small town, about 1 1/2 -2 hours from an architect and honestly, most people in our area don't use architects. We plan to have 1 session to convey our wants/needs and I am looking forward to that! The main floor plan has been adjusted from a regular house floor plan to fit in the 'rectangle' . If I could figure out how to delete this post I would!
