Need help with new home floor plan

Greetings all !!!

We are a family of 5 - me and my husband and our three kids (son of 7 years of age, twin girls who are about 4). We live in Armenia and have recently bought a 1000 square meter plot to build the house of our dreams. But we do need help and advice with our floor plan.

The style of the house should be a cross between modern and traditional, with a front porch and a back terrace, used for a summer kitchen and an outdoor rest area. We need 3 bedrooms in the house, one downstairs. Since my husband is in IT, he often works from home and does need a home office as a quiet place to work in. We dont want too many bathrooms, although is is acceptable to have a master bathroom and a few others in a big house, but furnishing them and keeping all of them clean does require a lot of work. So just enough bathrooms would be fine. What about one full bath on each floor and a half bath downstairs, with an entry from outside the house.

We also do a lot of cooking and we like to entertain. Building this home will also enable us to host our annual birthday parties and other events in our home. This means we will occasionally have around 40-50 people over at once, about half of them kids.

We need help with the flow of the rooms and natural light. It is very hot in the summer in Armenia, so we are not sure how the layout of the rooms should be to avoid this heat during the summer but not to lose sunlight during the rest of the year. On the photos I have indicated the orientation of the initial house plan.

The garage is going to be located on the right side of the house, if you are facing it, so behind the kitchen.

I live in upsate NY, so the weather is humid continental and heat is up to average 28 celsius in the summer and average low to 14 in the winter - similar to your temp except for yours is less humid. I get the morning sun in the kitchen, which is hot and strong in the summer. I don't cook at all, so I don't get any of that hot morning sun where I want it in the living room (I spend the most time in the living room and I love the heat). I get the afternoon sun in the living room, which is very weak and doesn't do me any good. Even on a sunny day in the middle of summer, I have to put the lights on in the living room because the afternoon sun is so weak. It doesn't help that there are lots of tall trees back there as well (blocking the sun even further). If I ever buy another home, I'm going to be sure the morning sun comes into the living room. I can't stand the cold winters, so I hibernate! I keep everything closed up with super insulated curtains on all the windows. I don't open them up until the Spring. So you will have to consider all these issues (when the sun comes into your home, where you want the strongest sun, and where you want the weakest sun) when building your home. That will also affect your heat. It's so hot in our summers that I have the a/c on and close up the curtains on the hottest days (and open up the windows at night). Another thing you'll have to consider is if you want to grow a vegetable garden, where is the best location for that on your property. I have a friend who is an excellent gardener. She needs to think about the location of her garden to be sure she gets the correct type of sun - when and where. Best wishes and congrats!

Ideally you want your public rooms facing south with some sort of eaves or overhang for the summer when the sun is higher in the sky.

The way you have it, your living/dining room will be bright and sunny in the morning but will be dark the rest of the day.

The island is large enough to have a good zone of safety around the cooking zone, but not large enough to serve as the prep zone. Your prep zone in this layout will be the corner between your fridge and DW. And that would be fine for many people. If you want to prep and socialize with visitors at the same time, then this isn't a layout that will work for that and you'd need to move the cooking zone off of the island and put a sink there so that you'd prep facing out into the room. Whatever you decide, I'd make the entry to the pantry in the hall adjacent so that you could extend the cabinets down all the way to that hall and move the fridge down further to make access easier from the great room. That will also give you a good place for a MW next to the fridge. I'd personally also prefer a peninsula for some separation between the kitchen and dining room while still remaining open for the connection. I'd also prefer the cooking zone to be off of the island so that it would b easier and cheaper (and more effectively) vented to the exterior straight through the wall. Flank it with some windows to make it a focal point from the great room.

I was hoping that more of the knowledgeable people on this forum would chime in (I'm not one of them). I have found it very interesting when people who don't live in the United States post here; Houzz (formerly GardenWeb) is mostly Americans, and mostly, it appears to me, more in the southern part of the country. I think it's interesting to see regional differences in housing preferences, and even more so when it's a different country. I'm assuming when you say "from India" you mean that you're in India, and the house is in India - is that correct? For example, I don't know what a "ground +1 cottage home" is. Do you mean that it's a ground-level home plus an additional floor? In addition to Mark's suggestion to use a local architect, you might get more responses here if you do provide more information. Also, it appears that your rough plan only includes one floor. Do you mean that you and your parents will be entirely renovating and rebuilding the current space to add a floor above? In terms of your new plan, I'm guessing that the toilets need to stay where they are, even though one is accessed through the kitchen. Otherwise, I know that people here would suggest that you try to have the bedroom be in the better space on the corner, with two windows. Do you want your kitchen to be open to the dining area - that probably depends partly on whether you have a cook, or your family cooks for yourselves. If there will be two stories to the home, will the stairs be on the outside? What will the construction materials be? Are you in a part of India where having cross ventilation is important, to keep the house cool, or will you have air conditioning? Good luck on your project

On my screen, looks like you posted in the Paint forum. I suggest you post in Home Decorating, for lots of opinions. The colors on the non-removable items seem warm to me: especially the floors and cabinets, which are really pretty! I like warm colors, myself, and with what you have there, I'd just paint the walls lighter, like a nuanced warm shade of white. But I guess that's not what you want to do.... So, my advice is to visit some paint stores, buy some posterboards, and many small sample jars of paints you may like... and start experimenting. I think your experiments will go better if you paint out one wall as white a color as you can, and then you can judge the posterboard colors more easily. You do seem drawn to cooler-toned rugs. There are experts who can help you with this. I'd go to the home dec. forum for more advice.

This is a big project and will be very expensive. Before you do anything, think about how much money you want to spend on this renovation, and then hire an interior designer to help you put together a master plan. You'll get more accurate quotes from contractors when they have something to estimate from. Then you can do the build-out in phases. By having that master plan, you can make sure all the subsequent phases will look cohesive.
