Kristin Congrats on your remodel Are you working w/Architect or designer? Personally I would want the fp centered on the wall w/some heft to either side. Meaning some wall space, lentils (legs) for the mantle & surround & not crowded by window which may detract from a focal point. I would also consider some symmetry on that wall - Once you have the overall design: wall, windows, FP I would sit with the person whom is building the fp - a few things come to mind: Windows will have an effect on the draft/venting of the fp 2nd - depending on the firebox (actual opening) will then dictate what the surround should be. There are strict codes to adhere to when building a fp - ie "no combustible materials within..." so that will also play into the mix before deciding on the aesthetics The surround is aesthetic, the hearth has function - but the fireplace must be built adhering to code first Link below may help you decide hope that helps Here is a link that might be useful: images of fp

While the large double chaise would fit by itself, the desk really makes it a tight. And the size/configuration of that sofa doesn’t seem very functional…while it provides a lot of room to spread out for two people, it doesn’t provide any easily-accessible, independent seating for guests. Since space is limited, each piece should be carefully considered and add value. Do you really need a sideboard? A small dining table/desk placed perpendicular at the end of the sofa can maximize space and do triple duty…workspace, dining table, and functional end table.

Your room cannot really contain the two sofas. You have no room for any accent chairs. But everyone has to work within a budget so let's see if we can make the best of this situation. I don't have the actual dimensions of your room and the furnishing, but going from the photos I believe the layout below might work. Place the two-seater in front of the window and the three-seater as you walk into the room. (Hope there is enough room before you hit the column.) It's the only way you can possibly hope to be able to view a TV which I assume will be placed over the fireplace. After moving the furniture post new pics of the space so we can assist you with area rugs. This is a good place for pattern and color. You'll be surprised at how much better the room can appear. Work on the layout first, then the rug, and last paint and or wallpaper. Frankly with the right art and accessories, the room might not need either. This is just to illustrate how different rugs will change the room.
