Planning to purchase this house, but need input about kitchen

Hello, first time poster but lurker for many moons.
Would someone like to take a look at the kitchen?
We are considering a contract offer on this house. I like almost everything about it, except the dark walls, (will repaint) and the master bathroom; and the kitchen cabinets are just ok. So I need to work with whats there. I want mostly drawers.
These are Kraftmaid cabinets. Notice there are two huge drawers below the range top. Does anyone have this size and will they hold all my heavy pots and pans? When I press on the bottom, it does give.
Next , is it possible to convert or change the base cabinets to drawers?
The only extra inside these cabinets is the trash pullout left of the sink. The other cabinets are plain inside.

You can do rollout drawers.

I prefer drawers to roll outs. I don't like having to open the cabinet and then rolling out the shelf. Drawers are much better in my opinion. I currently have two huge drawers under my cook top. It houses my dishes on the top and baking sheets/ cookie trays on the bottom.

A door connecting the garage and kitchen isn't an option...we just finished a full kitchen remodel 3 years ago and the wall shared by the kitchen and garage is fully cabinet-ed. We just spoke to the architect this afternoon and we asked about eliminating the landing by the bathroom and providing a door under the stairs that would connect the area just past the laundry directly to the "new hall". That would also mean that we would do the single door to the bathroom from the "new hall" as well. Not a great solution, but a little better. The one thing we have going for us is that the weather here in central coastal California is rarely inclement- it can (and usually is) 70 and sunny any day of the year.

Mama goose - I really like that one from the links you sent. I also found this doing some more browsing online. The window is larger is gives me some more perspective. http://hookedonhouses.net/2013/03/13/kays-kitchen-inspired-by-somethings-gotta-give/ I'm open to ideas for the back entry and laundry area. I planned for stackables. Right now I just have a washing machine. The previous owner put up clothes lines in the attic and there's no vent. I hang a lot (not in the attic) but am missing a dryer. Until I do the remodel, I'm lucky my neighbor is a very good friend. Accessing the half bath isn't a huge issue. The other door you see goes to my office/den which connects to my bedroom (bungalow layout :)). So, I'm the primary user, and guests will likely use the other one.

I don't generally comment on layout posts because I'm not qualified at all in house design. But I have learned a bunch from reading others comments about what might work and what might not work. Assuming this works with your site, I like this plan mostly. As far as stock plans go, it seems like one of the better ones. A few comments that I do have but are pretty minor.... 1) I think the entrance from the garage will be quite functional. You have a locker/cubbie space to drop coats, shoes, bags, etc. A closed off coat closet for bulkier and lesser used coats and this could be your guest closet. And the pantry is accessible from the kitchen. 2) The kitchen layout needs work but I think its placement in the house is OK. I'd seriously consider a 'drop zone' area for mail, keys, and other assorted stuff that gets dropped on my kitchen island daily. Maybe where the refrigerator is. You need to tweak the whole kitchen layout to make it more functional. 3) I'd put more windows in the dining room...on the left side so you have light from all 3 sides (including the door to the back). I'd actually consider replacing the dining room door with a window. It looks like the whole wall of the great room is full of doors, so do you really need another door? 4) Will you really use that screened porch? Seems like its in a location that won't have great views and kind of looks like an after thought. Plus if you can get rid of the door from the dining room, that opens up more kitchen layout options. 5) Put more windows in the master bedroom. On all the walls you can. 6) The laundry room isn't very big and those 2 doors limit the space even more. I don't have any better suggestions, but maybe a whole tweak of the powder room, laundry and master bath space could fix it? 7) Do you need a 2nd fireplace in the Living room? 8) Full disclosure, I'm not a fan of 2 story great rooms or foyers. If you put a ceiling in the great room, you'd end up with a great bonus room upstairs. Don't know if you have kids or not but that would be a great space for a toy/play room. I've got 2 kids with a bonus room upstairs in our house I don't know what I would have done without it! I think your great room can still be quite 'great' with the walls of doors on both sides and make it 10' foot ceilings. Good luck!

Your parents are in their 70's. At 70 my Mom and Dad could go up and down stairs. My Mom went to the gym 5x a week. However at 72, my Mom developed Parkinson's disease and by 76 could no longer do stairs. She lived until age 84. My Dad could also no longer do stairs by his late 70's. In fact for the two of them in their last years, the shower curb might as well have been Mt Everest for them. One step up or down was difficult. And it would have been hazardous for them too. With both houses you are having to adapt yourselves to the house instead of the house working for you. If you're spending 6 figures of your hard earned money, why build a house that doesn't work for you and where you'll be constantly trying to adapt it to work. You have unique needs in that you have your parents staying for long stretches of time and they are getting up there in years. Like Stinky said, why would you either want to give up your large bedroom to allow them to stay downstairs, or relegate them to a room the size of a child's room? Frankly if you want to consider either of these poorly designed plans (and they're poorly designed for lots of reasons, not only because of your parents), the only solution would be to add in an elevator. (That can be done for around $20,000) Then your parents could easily move from upstairs to downstairs, and visa versa. Are you allowed to build a truly custom house on any of the lots you're considering instead of these overblown, poorly laid out houses that will allow no natural light into the spaces and will not live well for your needs? BTW: Not only the lanai will be hotter from April through end of October, but so will any rooms that face west. It's very poor design to orient a house east/west in our climate. (I'm in SW FL) My house will be oriented N/S with my backyard facing south so my lanai blocks the summer sun and my 32" eaves block the upstairs summer sun.

Beautiful house! I love all the built ins. And someone really likes Star Wars! LOL I have no idea about the drawers, but couldn't you call Kraftmaid or Home Depot and ask about just taking the doors off and installing drawer hardware/fronts instead? You'd have to fill the screw holes from the hinges. Is it the weird window seat/drawer that seems to serve no purpose in the master bath you don't like? It seems a bit of a weird set up, but the rest of the house looks great! The patio in the back is awesome!

Cute house, very charming.

I have had my pots and pans in drawers under my cooktop for 18 years. I love it, lots of space and easy to maneuver. Our new house will have a range so no pot drawers and I'm bummed.

Purdy house. My pots and pans are in 30 inch drawers and loving life. Good advice to call kraft maid.

Avid DIYer, woodworker, first time poster, etc, etc...

So...the table in the nook/dining area...if you're able to have one there that only seats 4 people, you may be able to gain unique storage space by placing a custom piece of kitchen furniture on that wall space to the left of the stove. Hutch, china style cabinet, extra base cabinet with a rustic butcher block topper...or even open shelving if you so desired...sky's the limit.

And if those Cabinets are Kraftmaid, the slides should be fine for your pots and pans. You can look online for the weight ratings or contact Kraftmaid (they're usually great about answering questions).

You can also do drawers instead of doors...that's not a difficult transition in most cases...just depends on the cabinet carcass and your hardware. **You want the heavy duty metal ball bearing roller slides...don't do any with the plastic or non stainless ball bearings. But if you stick with Kraftmaid materials, you shouldn't have any issues there.

If you want to change the design punch, you can always have a contractor spray the cabinets a light paint color (white, light gray, etc) if you don't like the look of them...we've done that with several friend's kitchens that didn't like their "wood look" cabinets.

The only other thing I see that you may eventually end up upgrading down the line is that sink. The photos may be "playing tricks" because of angles...but it appears to be a smidge on the tiny side (personal preference..."I like big sinks, and I cannot lie").

Beachem, Yes pullouts we can do yet hoping for a drawer miracle cure. I have a 3 stack drawer where we live now and am spoiled!

Susan; Thank you, that eases my concern about weight capacity.

Mgmum; If we get this house (we put in an offer today) checking with Kraftmaid direct is the first thing I will do. I checked with Lowes these past week and they looked at me like I was crazy, which is debatable at times...

Annette; Thank you! This is a rare house plan that worked for both hubby and I. With 9 adults and 8 grandchildren, we think this will work great for us. I'm sorry you will not have your drawers in your new house : (

magnoliahomestead; We too are DYI, me not so much as my back doesn't like me lifting and bending. Aw but I miss being able to just do it myself. Hubby is a woodworker and quite talented! I have 2 Boos Butcher Block working tables; 3 ft and 4 ft that I just love! I was hoping to work in at least one of them and that space may work!

I tried to explain to hubs about transitioning to drawers but he says as long as he doesn't have to crawl inside to line up hardware, he'd consider it. His idea is to create individual pullouts units with blum; sent them in and attach them. For 3 years he built all the cabinets and built ins in our bar/family room. He's a build it from scratch kind of guy and doesn't like modifying. Maybe the way his brain works? : )

We went over today for the final time and wrote up the contract. When we get there, found out a contract is waiting to be submitted right before ours.

I did manage to measure a few things. Yes, the Kohler sink is a dissappointment as it's only 24" wide. Bummer. My 70-30 that I have now is wider than that, but it doesn't function well for me.

I managed to take a photo of the cabinet (45' wide) and center stile; and the left side. Hope it attaches.
