Comments (63)@Laura Hoefer seems like your situation is not as bad as ours in terms of exposure. We didn't know about the windows and my kid's bed was right by them. He got exposed a lot with all the opening and closing. Plus the age doesn't help - he still puts everything in his mouth. If you decide to strip them yourself, I would advise to take a class on lead safety. That being said seems like it's a very complicated process and it might make the situation worse. There are some sealing paints for lead, but you'll still have to scrape the peeling paint off, which is dangerous. I'm going to strip only the 1st floor windows as it gets warmer (they are 8 ft tall so super expensive to replace), but we decided to replace the rest. Restoring is even more expensive if a professional is hired. Have you tried using professional lead cleaning products for lead to mop the floors? Maybe this will help reduce the exposure for your kids. It's all so scary. Comments (44)Hey, all. I thought I would give you an update. We have had one "low ball" offer ~$675,000 since reducing our house price to $749,000. We couldn't get that low so they offered on a higher priced home that had a pool (they really wanted a pool, so I think they preferred our home, but were trying to get us down, so that they could put in a pool). However, I think things are really picking up in the neighborhood. Four high end homes have gone under contract (2 at $799, $699 and $829) in the last couple of weeks, so I am no longer worried about comps. We are going to continue through May with it just "for sale" and then we'll offer it to rent, as well, beginning in June. I am at peace with either option, as I am just excited for us to get on with our lives together in Florida. Comments (9)Even if you decide to sell or rent, how long will it take to find a buyer or renter? If I loved the house and was pretty sure I would want to return someday, I would rent. If I was ambivalent I would more likely list for sale or rent and see who came along first. You can exclude pets or get a bigger deposit, and plan the cost of yard and pool care in your expenses. Even if rent still makes you pay out of pocket monthly, it is losing less than having it sit empty. I am not aware of a tax benefit of renting a home. Rent counts as income. And if you sell in the future, you have to be sure you have lived in the home as your primary residence for 2 of the past 5 years to avoid capital gains on profits over 500k. So if you rent more than 3 years, then sell, it was not your primary residence for 2 of the past 5 years. I have had my former house for sale for 6 months. I know that is not long in this market. But I am now considering listing for sale or rent to see if a renter comes along sooner than a buyer. (now it is just costing me money) Keeping in mind the primary residence for 2 of the past 5 years rule, it gives me about 2 1/2 more years to sell it and still meet that criteria. Another way to think about it, selling is more irreversible than renting. If you sell, it is unlikely you can buy it back if you return. Comments (5)Congratulations on your new home - how exciting! I would not paint the walls grey/blue/green due to the orange/yellow wood. Those colors would look nice in your home but may feel a little old-fashioned to you. In my opinion, grey has been overdone and it's time for something fresher. I would paint both the walls and the wood trim the same soft white to give it a more modern feel. The trim is not very substantial so just paint it out altogether. Bring in color with your furniture or art. When you eventually replace the flooring you can think about changing the trim too.
