Comments (2)I've had some weep (the blueberry-black currant from the bottled juice) after they set up, esp. after opening and putting in the fridge. Some rings seem to loosen in the canner or maybe when I was lifting them out, but this is the first time I've *ever* had one come off! The liquid on top was very clear and the grape jelly was set, the clear liquid on the sealed jars pretty much totally filled the headspace which is why I'm thinking it was water? Then again this batch was more grapes, fewer apples, and the apples were really tart. Comments (16)We've built a few homes in the past and are getting ready to build our last (our "forever" home). Get a few bids, and it wouldn't hurt to price out a materials only cost for your plan. You may be shocked at how one person will come in at a bid where they should, and how inflated someone else comes in at because they assume they can get away with it. Do your homework. Many architects have no clue, and/or do not care about the cost to the person who is actually paying for the house. Because of this, we are drafting our own plan this time. You may be able to shrink your square footage and still get plenty of house. I've gone from designing a 2400 square foot house down to just under 1800 square feet. By making better use of the space and not wasting it on convoluted hallways and too many doorways, I actually have more usable space. The 2400 square feet was the architect's mess. Every 100 square feet saved shaves a ton of costs off your home, both with building costs, as well as future utility costs and taxes. We had also considered shrinking the main story footprint and building a home with a loft (we're doing a log home), but I've since decided I did not want to try and keep huge vaults cobweb free again, and people we have talked with have heating and cooling costs roughly double a single story home with the same square footage, even with decent insulation. (Think all that volume of airspace above your floor, and it's space not being used by you). I think gentle vaults are much cozier. We recently had a converstaion with a house designer, and he said don't let anyone fool you. Lofts and two stories highly complicate the build process. Think roof trusses, stairs, extra wall materials. It isn't cheap. Also, a single story exterior is much easier to maintain than dragging out huge ladders. Take some time and consider actually doing work within, and outside your home. Eliminate as much maintainance as possible. Sometimes we think we need large homes. Think of the extra housework. Have more fun, instead. We've been pricing materials, and yes, while the prices have risen some, my feeling is that your new pricing sounds out of line. They haven't gone up THAT much. One place actually quoted almost double what everyone else had, for the same materials. My husband and I are acting as owner/builder. We just built a wonderful barn for 1/3 of what contractors were quoting. We sought out local trades people to help with the tough stuff, and they did an excellent job. It was absolutely no stress. I was shopping @ the local orchid store & the owner was grilling me on where I lived, she was a neighbor. Turns out it was the "ex". Comments (40)@ Lizzie; I appreciate you mentioned tax rates. We are in the lowest rate area... in our area anyway (we are a nest of several cities called Hampton Roads). Anyway, it does make more money sense from that standpoint to stay here. So many factors are going into it. I decided on several things which I'll mention in a moment. Hope you like where you moved! @ Helena; SOOOO sorry this happened to you! Timing is everything in real estate for sure. A lot of people got swept up into that market time because they were continually talking about now is the time to buy, they were building more and more and stocks were all around and it was on the financial channels to invest.... and then BOOM. It literally was overnight it all collapsed. We were fortunate to have bought our home just at the beginning of it all, literally on the edge. A couple months later, prices rose and kept rising.. You lost a LOT and I feel sad for you. I hope you are recovering. We did lose half our retirement at that time because they told everyone invest in tech and stock funds in your 401k; yeah right.... To save money on this addition, I am going to do some painting (not all but some), seal the concrete in the storage room, supply the cabinet hardware (have a ton of new ones left over from the kitchen and love them), I'll supply the sconces, bathroom vanities, door hardware, I'm trying to get them to reuse windows (but one contractor said can't do that cause of code); I am directing them where to buy the French doors (I want the ones at Lowes not the expensive ones they want), and I'll be making the closet organizers and buying stock cabinets for the laundry room (they'll be soft closing and wood, but I've worked out the dimensions to get all common sizes-custom is just sizing). I'm also thinking about making my own mudroom coat rack/bench. I'll be making an ironing board hanger thingy and I'll be making robe hook bar for the bathroom. I'm pretty crafty. I'm a REALLY great shopper too. If there is a bargain out there, I will find it. I bought a 700 dollar sink for 320,,,,I will call across the country to see if they have one of something left if I have to. I got a 400 dollar faucet for 120 (yes, everything new in box)! I look daily and stockpile things if I have to. I had glassware, a toaster, can opener, towels and coffee pot stuffed under the beds till my kitchen was done. LOL I heard Lumber Liqudators is moving here and nearest one will be 90 miles away then, so I'm gonna go down and get my 12' counter probably soon and just put it in the garage conversion room we did for a few months! It will save me about 267 dollars doing that in shipping alone. More if they have stuff in store before they move (sale!). Certain things I'll spend a ton on. Towels, bedding etc. I love comfort and quality. But I refuse to buy something for a name. ;) I hope this thread is still here when this is done. i'll learn how to post photos....See MoreLynnNM
