Opinions wanted: best counter for rental property

We have a thirty year old rental property (townhouse) that still has the original builder grade kitchen. The next time we are between renters we want to install a new kitchen. We'll diy with IKEA cabinets and probably install stainless appliances with the major appliance upgrade being a counter depth fridge. These townhouses are renting for between $1800 and $2000 a month. Our main concern for the counters is durability followed closely by appeal to renters and then price. I have not had Quartz, but it seems like a popular choice. Is it as "bullet proof" as granite? Is granite really outdated? I still love the granite we installed in our home's kitchen twelve years ago. It looks as good as the day it was installed with no sealing. It gets hot pots set on it frequently.
