That will be a very large play space. Have you thought about what kinds of functions you'd like in the room? Will you want a table area for board games and crafting? TV/video area? Open floor space area? What are the game/toy storage needs? Any book storage? How much sitting area...adult size? child size? Will you want a reading corner with a nice reading light and comfy chair? Thinking about these functions will help you figure out how to divide up the space. As it seems to be open to the front door, are there any foyer type storage needs such as a place to put shoes, boots, jackets, back packs, etc.

Also, the dark curtains would make the room dark vs. venetian style blinds which would provide the light control and privacy yet allow air to circulate. You might consider them.

I suggest a washable slipcover for the couch. And using the two different rooms (and decorating them) in different ways: The dining area, as the first room one sees, could be a reading/TV area, calmer, easier to keep clean. The living room could be more for play, with toys (and a toy chest), a little table and chairs so friends could come over and share in arts/crafts.

I like the idea of changing mostly unused rooms into rooms you can use and enjoy.

I'd paint the walls in a fun, bright color, maybe a nice yellow to go with the navy and white, or a nice green, like BM Shades of Spring. Maybe do one wall in chalkboard paint.

Thank you. It is a large space but they have a lot. I do want to a reading corner. My husband is building a huge child size table so they can craft and color comfortably. Really I'm confused with where I would put the television. The entry way is raised- so the room is like three inches deep? Sorry I don't know how to describe it. The only place I see tv going would require the sectional to be in an odd place. Here's a picture. The tv would be mounted where that big iron thing is (huge huge wall). My kids are 1 and 3.
