Very early-stage - seeking layout input

We are just embarking on what I imagine (based on my experience in the GW Kitchens forum) will be a long path to renovating one of the 2 full baths in our house. This is the upstairs bath that serves 3 brs of a 1900 sqft house. There is no master bath unfortunately, although I hope eventually we will be able to bump up a one-story addition to create a master suite.

For now, though, this serves a family of 4, including 2 super tall & super messy boys. The downstairs bathroom (6x14) was originally added as part of a (very awkward) first floor master suite, but we don't use it for that purpose and the shower & tub there get very limited use.

The overall dimensions of the upstairs bath are approximately 7ft x 12.5ft, with a door and a window (as a dormer) located on either long side of the room. There is a 24" deep linen closet running at one end of the room; it's more than we need by far. The plumbing is all accessible (in the wall at one of the shower

I've done a rough version of the existing layout in the Ikea software. (I don't expect to use Ikea cabinets, but this was my go-to planning software during my kitchen reno.)

The renovation needs to be as functional as possible; I'd be happy to replace the linen closet with a tall cabinet if I could fit a separate shower and tub or even just a great big shower/tub combo. Right now the plumbing is all accessible (in a wall abutting the shower and in a bedroom closet on the other side of the vanity.)

Any ideas on how to maximize this space? Thanks in advance!

If you have a tub downstairs why do you need one upstairs? I would think a larger shower, a second vanity and more storage would be more important?

Can the toilet be moved? It's rather odd stuck in the middle like that.

You're right, @cpartist - the toilet is weirdly placed and it's a waste of space. Our contractor from the kitchen project is coming by tomorrow and that's one of the questions I'll ask him.

I think we want to keep the tub upstairs. When we eventually redo the downstairs bathroom, we'll get rid of the awesome 1980s Jacuzzi (grey to match the maroon & grey motif of the room) and consolidate the space from that and the separate shower into one big shower.

I should have added that the placement of the bathroom closet must have persuaded the previous owners to skip a window there - to parallel the other side of the house, there should be a window where the closet is. So I plan to ask the contractor about adding that as well if we remove the closet...

if not eat in kit, you could put refridge on lower part with cab/pantry/ mw. put stove -30" - where you have the refridge. dw to left of sink. or keep refridge where it is and put stove / counter/cab/pantry on lower/left walls. how tall are you? unless you are pretty tall, I wouldn't put MW over stove. it's dangerous. and mw can't be used by others when you are cooking. it'll be difficult and dangerous for the kids to use there. your kit starting with the counter to the right of stove and including sink, corner and refridge = my kit now. that's it. I have a hot plate to right of sink and counter oven to left of refridge. and a mw on chest where your stove is. lol!

It's good that you've worked on some ideas. The next step is definitely a design professional. As far as a few quick notes go, we agree with farmer. In addition it would help to know what type of lot you have. The views from your kitchen are now very limited. The closet in the dining room is awkward; is that meant to just be a built-in cabinet? Your upstairs linen blocks the only way to get a window in your hallway. A laundry in the foyer completely detached from the mud room isn't very functional. Is the space in front of the back patio door just circulation space? typically that could be flexible as a dinette, but you have no room for any kind of banquette or small table. Hopefully that helps, and good luck with your project!

Hi Laura, garage is actually going to be top left. Laundry is in the basement. Wish I could move it upstairs but I don’t think I can make that work. Here is a pic of the whole plan. The parking pad is not happening (it was on husbands wish list but I vetoed it!) My architect didn’t draw a mud room and instead did an EIK. After more thought I decided a mud room would be more useful and was asking here for help and opinions if and how we could make it work before I go back to him with my list of changes. Not really the correct strategy for many reasons. What you should probably do is design your entire plan and then do certain things in stages. You would never want to bring out a foundation crew twice. You can finish areas off in stages but adding onto an existing foundation is not wise. The primary bedroom is bad for many reasons - first being layout of the bed as you walk in the the room. The second is that it is on a hallway and noise would be a concern. Overall, it doesn't seem like you have the skillset to design a house. The number of problems is large given the modest footprint.

Once you get the answers from your GC, let us know what he says. From there we can figure out a layout if that toilet can be moved.

While waiting for your next post, I'll chime in and say that that is a very decent space for a nice bathroom...and the layout you presented is a real waste of the space you have. There are much better options. For starters, that toilet should be moved...possibly into a corner under one of the dormers with a pony wall on one side of it. Then use that space where the toilet is for a really nice longer vanity, possibly with double sinks. In addition, I'd skip the bathtub and put in a nice shower...possibly along the 7' wall to the left. However, if you are intent on having a tub, consider a freestanding one rather than what you show with the ends enclosed by walls, which will really make the bathroom space unattractive and closed in.

Finally, can you clarify where the door is? That will likely modify my comments on where to place things.

Can you draw up a layout of the whole floor? Does the master bedroom share a wall with this bathroom?

With that much space you might be able to split it to get a 1/2 or 3/4 bath en suite for the master.
